Bowen moved to forward the Plain Dealer Publishing Company proposal <br />to construct a building on Sublot 2, North Olmsted Industrial Park to the <br />Architectural Board of Review, the Safety Department, and the forester, and to <br />ask the developer to present pictures of other such facilities that they ha,ve <br />constructed to the Architectural Review Board and return them to the Planning <br />Commission, seconded by B. Gorris, and lmanimously approved. The members decided <br />to hear the subdivision plat at this time. <br />IV. NEJ DEVEL,OPMIIVTS ANID SUBDNISIONS :(Heard at this point ). <br />2) North Olmsted Industrial Park Resubdivision. <br />The proposal is to resubdivide sublot 2A (permanent parcel 234-9-4) of a <br />previously recordeci' subdivision (voltune 248, page 31 of Cuyahoga County Ma.p <br />Records) into two (2) sublots plus a rPninant non-conforming "Block A". Parcel <br />adjacent to the entry of the Industrial Parkway. Zoning is Limited <br />Industry-Industrial Park, entirely, and the two (2) proposed sublots conform to <br />the Zoning Code requirements. <br />Mr. Chomoa, engineer, explained that'the proposed sublot 8 eonformed to code <br />with 250 foot frontage and min;m„m area of 2 acres. The remaining sublot 9 will <br />also conform. ChaiT-man Gorris questioned why Block "A" was remainino as a non- <br />confoxming lot along the entrance. Mr. Ghomoa stated that the developer w:ill <br />agree to attach block "A" to this sublot provided that, if they ever have an <br />opportunity to buy the parcel to the west, they could be assured that they could <br />have a curb cut. Mr. Thomas pointed aut that the Commission could not approve <br />rh;G subd.ivision if it contained a non7-conforming lot. After some discussion it <br />was determined that a curb cut would have to be 100 feet from an intersection so <br />conceptually there would be no problem:installing a drive to this property. It <br />was decided that- the plans eould be noted to show the removal of the line between <br />sublot 8 and block "A" so that the prvposal could be approved this evening. J. <br />Thomas moved to approve the North Olmsted Industrial Park Resubdivision to <br />resubdivide sublot 2A (permanent Parcel 234-9-4) to create two parcels, sublot 8 <br />and 9, with the condition that block „ W' will not remain a separate lot and will <br />be attaehed to sublot 8 as noted on the plans, seconded by L. Carried over from meeting of July 14th which <br />was cancelled. <br />Mr. Ingrassia, developer, presented the plans and explained that the restaurant is being .sold and the 20 by 30 foot addition. must be constructed prior to the <br />sale in order to re3oca.te the rest room facilities to the first floor and to <br />include an entrance area. The seating will lie reduced from 90 to 72. The addition <br />is on a. separate parcel, however an assembly- plat for the two lots has been .- <br />subnitted: A,new. wood trash enclosure will be constructed and will match.the <br />sidiuig on the add.Ytion.
