was granted to have a 2 foot 9 inch buffer adjacent to the parking area and drive <br />at the rear of the property, the front portion of the lot will conform. A revised <br />landscape plan had been approved by Mr. Zergott of the A.R.B. after the <br />recommendation nade at the meeting had been incorporated by the developer. It was <br />clarified that N',rs. Thomson, who owns•the property to the west (residential use), <br />had attended the Board of Zoning Appeals meeting. Mr. Porter clarified that the <br />rear portion of the lot to the west was not maintained and was basically just a <br />field. He presented pictures verifying this and explained that the fence shown is <br />P'Irs. Thomson's. The car wash to the east has an existing board on board fence. <br />Mr. Orlowski pointed out that no handicapped parking spaces were shown on the <br />plan. The mound originally shown on the rear of the property has been removed. A. <br />Skoulis moved to approve the construction of Dr. Jung Holistic Medical Offices at <br />25566 Lorain Road, incorporating the recommendations of the B.Z.A. meeting of <br />August 5, 1992 and the Architectural Review Board meeting of August 6, 1992 <br />regarding landscaping, the variances, and with the notation that when the plans <br />are presented to the B.Z.D. Committee of Council the handicapped parking spaces <br />should be indicated, seconded by L. Orlowski, and unanimously approved. <br />3) Plain Dealer Publislzing Company, Sublot 2, North Olmsted Industrial Park. <br />Proposal to construct distribution center. <br />Heard by Architectural Review Board August 8, 1992. <br />Mr. Vlasak, contractor, presented plans and explained that they plan to meet <br />with the forester again prior to construction. A memo from the forester verified <br />this and read "I have reviewed the site with the contractor and developer. We <br />have agreed to save as many trees as possible./ I will need to meet with them <br />again to mark the cutting boundaries and the trees to be saved in the front set <br />back. Root zone protection for the trees in the front set back will be needed. <br />Some sort of temporary fencing will be fine." N`x. Vlasak did not have the colored <br />rendering that was presented to tha Architectural Review Board, neither did he <br />have the pictures of other facilities that Mr. Thomas asked for, but one had been <br />presented to the Architectural Review Boarda Mr. Thomas stated that this is one <br />of the plainest buildings built in North Olmsted in a long time. N1r. Orlowski <br />requested that a dtIInpster enclosure be built in case this building was ever <br />leased to someone else. (It had previously been stated that most trash would be <br />taken away daily by the Plain Dealer). A new landscape plan has been submitted as <br />required by the Arehitectural Review Board. Mr. Vlasak explained that the <br />building would be about 18 feet high in a split face block in a light tan eolor <br />on the bottom and a darker brown on top. Mr. Orlowski is concerned that the <br />H.V.A.C. units on the roof will be visible. Mr. Vlasak responded that if they are <br />visible a bronze screen (tn match the window frames) «ill be installed around <br />them. The 3 ton unit will be used only to cool the office area, and would be 25 <br />feet from the front of the building and centered on the roof. Mr. Vlasak doubted <br />that it saould be seen considering -the number of trees remaining, in fact the <br />entire building should be screened fron the Inclustrial Parlaway and would not be <br />seen from Lorain Road at all.. The developer will be leasing the building to the <br />Plain Dealer for a 5 year term with another 5 year option and there are tentative <br />plans that future additions may be.constructed for other tenants, and at that <br />time plans will be presented to the Commission. The members are still concerned <br />about the lack of a dtunpster enclosure, since in the event the building changes <br />tenants, a dunpster night be installed without an enclosure. Mr. Orlowski also <br />would like the parking space in front vf the sliding door striped so that access <br />to the door is left open. Mr. Thomas stated that this building is just a <br />warehouse, but if it were on Lorain Road, the Commission would never approve it. <br />L.
