The <br />plans were explained to another neighbor iaho lived on Gessner and was concerned <br />that the parking lot would be visible from her houses It was clarified that.at <br />this tine Dr. Natesan was only requesting referral to the Board of Zoning <br />Appeals, he would be presenting building plans to the Commission later at which <br />time buffers and specific landscaping tiaould be discussed. Members discussed the <br />proposal separately with the principals. Mr. Tallon pointed out that the Slezak <br />property could be sold at anytime for a business use. It was again suggested that <br />Mrs. Slezak talk with Dr. Natesan, the Building Department, and Mr. Wendell. R. <br />Tallon moved to recommend to the Board of Zoning Appeals that they approve for <br />Dr. Natesan, 23746 Lorain Road, the variance for a driveway that is not 18 foot <br />and for a landscape buffer that does not exist on the east sicie and a landscape <br />bu.ffer on the west side whi.ch tapers dot:Tn to 8.5 foot, and it is recommended that <br />Dr. Natesan get together with rir. and P7rsa Slezak, the property owners on the <br />east side, and taork out the buffering and privacy issue on the east side of the <br />property and to suggest that they get together with the Building Department and <br />the forester to work it out, seconded by A. Skoulis, and tmanimously approved. <br />3) Spermuli 14arathon, 28700 Lorain Road. <br />Proposal to construct ca.nopy over ptmlp island. Referral to Board of Zoning <br />Appeals will be requested. <br />Mr. Spermuli, oT,mer, explained that he is proposing to construct a canopy over <br />the pump islands. Vice Chairman Orlowski advised that a 15 foot set back was <br />required. He questioned what type of signage would be on the canopy and the hours <br />it would be lighted. Mr. Spermuli responded that this will be same as the canopy <br />on the station on Lorain Road and Butternut Ridge and the sign will just read <br />Marathon. The canopy will only be lighted until 10:00 p.m. -when the station <br />closes. It wa,s clarified that a 10 foot variance would be needed and tha,t this <br />proposal must return to the Commission if a variance is granted. r1r. Spernnili <br />believed that the canopy would come out just far enough to cover a car and will <br />be 5 foot back from the sidewalk. Since there is no room for landscaping in the <br />front setback, Vice Chairman Orlowski suggested that some landscaping could be <br />installed around the Goodyear sign. r1r. Tallon asked if the canopy were higher <br />than the building and asked the Board of Zoning Appeals to verify the height of <br />the canopy, because if it were higher than the building, the lights would shine <br />into the homes in the rear. Mr. Spermuli believed that the canopy was lower, but <br />advised that he owns the property behind them and they are quite a distance from <br />the residents. R. Tallon moved to recommend to the Board of Zoning Appeals that <br />the 10 foot variance for Spermuli Marathon be approved ti?-ith the request that the <br />height of the canopy be compared to the height of the existing building to make <br />sure that the illiunination does not shine over .the top of the building into the <br />development to the rear, and with the condition that landscaping with landscape <br />timbers be installed around the Goodyear sign on the southeast corner of the <br />property to soften the corner,-seeonded by K. 0'Rourke, and unaniriously approved. <br />IV.
