Ar ?
.?
Mra Giesser, attorney, and adjacent residents taere present. Mr. Giesser
submitted samples of the exterior colors, Benjamin More 1550, Oldsmobile gray,
for the building.and with darker gray trim (1469), the canopy will be Oldsmobile
red (no rnunber given). At the request of the neighbors, the neon band (also
Oldsmobi:le red) shown on the plans will be removed and replaced with a 7-2 inch
aluminum, non-illuminated band which will extend from the fascia around all of
the east side and pa.rt of the west side of the building. No colored rendering
was submitted. Originally there was to be a neon tube sign on the east wall, but
that has been removedo There will be a neon tube sign on the front and on the
west end of the buildingo The existing roof will remain. The fascia will be
enlarged to about double what it is now. Mr. Giesser advised that they had met
with the neighbors regardirg the lighting question which has not been resolved.
They will be working with the neighbors on the lighting and intend to have a
lighting contractor install one light to determine if it will be satisfactory.
They hope to keep the 20 foot poles that are on the front of the property now
and replace the spot light fixtures to a"shovel" type fixture which should cut
down an the glare. They took the neighbors to the Lexus Dealership, but those
lights were not satisfactory. If the shovel lights are su.fficient without the
high lighters (on the same pole), the high lighters will be removed because the
neighbors on Dorothy object to them. Mr. Gallagher questioned if these lights
were metal halide. Mr. Giesser was not sure. It was clarified that the lights
were left on until 9 or 10 p.m. two nights a week and the front lights are on
until 12:00 midnight9 they need security lights in the back. One of the
residents stated that they had no problems with the one security light that is
there nowo Mr. Giesser reiterated that they intended to have a lighting person
install a light to ascertain if it would glare into the neighbors property. Mr.
Gallagher suggested that they try a high hat type fixture which can he
controlled without glare and advised that there are several kinds under
different brand names. Mr. Giesser believed that these were designed to do that
and explained that they want the lights to shine om the lot without going into
the neighbors yards. Ms. Ferencik suggested the lights could be shielded in the
back of the bulb. The neighbors stated that the lighting on Lexu.s was totally
unacceptable. Regarding the 12 foot fence that was suggested by the Planning
Commission, the neighbors preferred to have an expert actually view the site and
advise exactly how rauch should be added to the fence, or else they would prefer
arborvitae. Mr. Giesser advised Mr. Sohn that he had no colored rendering of
the buildinge He further advised that-they would like to put a concrete pad with
illuninated. 11 foot, 4 inch high concrete arches in both corners of the
property, the cars will not be raised. They intend to use the existing
landscaping which is basically grass. Mr. Zergott suggested putting in some low
landscaping. There will be some landscaping behind one arch where there will
only be about 1/2 of a pa.rking space left. Mr. Giesser stated that they might
put in some arborvitae near the fence. Mr. Zergott advised that 10 foot
arborvitae probably will not be available and if they are, they would be
extremely expensive. If tYflat is the case, Mr. Giesser stated that they would
probably increase the height of the fence. Ms. Botson, jaho owns the first house
on Decker can see the top half of the cars parked behind the fence. She needs to
have the cars shielded since she can see them over the back of the adjacent
Pizza Hut fence. Mr. and Mrs. Schmitz explained that when these plans were first
presented they were not aware that the grotund would be built up to Lorain Road
before the building was constructed, and.they agreed to a six foot fence but it
does not.shield the property because their houses are much lower. Mr. Giesser
advised that the neighbors wanted an expert to tell. them how high the fence
should be to shield the property, but he will not commit to agreeing to it. He ?
2
