CITY OF NORT?-I OLMSTID <br />ARCHITECTURAL REVIEW BOARD <br />MINUTES-MARCH 17, 1993 <br />I. ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:35 p.m. <br />Present: S. Ferencik, Y. Sohn and B. Zergott. <br />Absent: T. Gallagher <br />Also Present: Clerk of Conunissions Oring. <br />II o REVIE[nT AND CORRECTION OF MINUTES <br />B. Zergott moved to accept the minutes of January 20,. 1993, seconded by S. <br />Ferencik, and unanimously approveda <br />III. SIGNS: <br />With building plans. <br />N. OLD BUSINESS: <br />No items. <br />V. NEW BUSINESS: <br />1) Persinger Sunoco Station, 24584 Lorain Road. <br />Proposal to construct canopy and ptunp islands. <br />Heard by Planning Commission February 23, 1993. <br />Mr. Stephens, contractor, and Mr. Persinger, owner, presented the revised plans <br />and explained that 3 underground tanks, and two dispensing islands zaould be <br />removed and replaced and a new canopy with 8 halide down lights underneath will <br />be installed. Al1 of the existing asphalt will be replaced. At the Planning <br />Commission's request they did look at the landscaping at the station at Clague <br />and Lorain, but that site is larger than this one. They ha.ve presented a <br />landscaping plan, but Mr. Stephens pointed out that the honey locust shown on the <br />plan belongs to the adjacent property and there are only 3 pines on this site. <br />The plans still show the westernmost Lorain Road drive even though Planning <br />Commission recommended that it be closedm rtr. zergott gave Ntr. Persinger a copy <br />of the Assistant City Engineer's report recommending the elimination of this <br />drive. Mr. Persinger had talked with the police lieutenant who believed that this <br />drive should remain. Mr. Persinger maintained that several accidents had occurred <br />at the easternmost drive, but this ane is not a problem. If this drive is closed, <br />the traffic will have to be stopped further back which could hinder cars from <br />entering or exiting the drives to the east. The southernmost Columbia Road drive <br />is used as an entrance by their tanker trucks which cannot use the other drives <br />because of the utility poles. If the Planning Commission recommends elir.iinating <br />any of the drives, Mr. Zergott would like to see a revised landscaping plan of <br />this area, but if none of the drives are closed he will accept this plan. They <br />studied an aerial view of the corner to see what might be done to help the <br />traffic situation, but the map was not accurate. Mr. Persinger noted that if the <br />driveway is changed, the whole corner would have to be studied and pointed out <br />that not only are there utility poles adjacent to the drives, but also guy wires- <br />so the drives cannot be enlarged. If they do eliminate one drive something must <br />be done to stop traffic behind the other drive. Mr. Sohn preferred that the <br />canopy be perpendicular to the building, but then a corner of it would be in the <br />the 15 foot setback since the canopy cannot be moved back because it would be too <br />close to the building.
