install 24 to 30 inch shrubs and since there is a foot elevation to the front, <br />the head lights should be shielded. They plan to install a heavy, dense hedge. <br />He believed that .the biggest concern of the neighbors would be cars leaving the <br />property. They ha.ve volunteered to plant some pines in the front yards of the two <br />neighbors directly across from the drive, and these neighbors seemed to like the <br />idea. At present there is about 20 feet of lawn before the existing hedge which <br />is to be removed, and the new hedge will be planted behind this. They prefer not <br />to put in a mound because it would hinder the visibility of drivers pulling out <br />of the pa.rking lot and it would be a maintenance problem. At the suggestion of <br />the members, they agreed to move the new shrubs back closer to the parking area <br />with a lawn in front of the shrubs. Mr. 7,ergott preferred that and suggested that <br />they use a variety of shrubs interspersed with some ornamental trees instead of a <br />solid hedge. He suggested that the shrubs be placed about 2 or 3 feet away from <br />the parking lot to prevent cars from damaging them, but he does not want a <br />straight hedge of 24 inch high shrubs, preferring that it be broken up with other <br />trees, shrubs, pines and taller evergreens. These shrubs can still be dense but <br />they must grow to at least 30 inches with flowering trees and taller evergreens <br />placed in between. He further suggested that landscaping be placed in the parking <br />lot islands. If they can present a specific, working landscape plan prior to the <br />Plamiing Comnission meeting, he will be willing to review it so their project <br />will not be delayed. Mrs. Steed stated that the lights would not effect them, <br />they just do not want this area to look like a commercial parking lot. The <br />developers pxesented pictures of the existing building and explained that the <br />landscaping around the chapel will match that and they will present this plan <br />with the other as well as showing some landscaping on the north side. They <br />presented samples of the Unitex material in a desert sand color that will be <br />applied to the concrete bloek builcling. The flat roof tiles are terra cotta and <br />will match the existing bui•lding. The windows will have dark brown anodized <br />aliuni.num frames with bronze tinted glass. The doors are wood to match those in <br />the other building. The building will be lit at night with low soditun lights <br />directed up. Mr. Sohn re.eomnencled that the soditIIn lights be white, not yellow. <br />The Planning Commission had stipulated that the parking lot lights could be no <br />more than 12 feet high, but they would be willing to have 4 foot high posts which <br />are to be placed in the parking lot islands. Ms. Ferencik advised that 4 foot <br />high posts would not be effective, and would only light the sides of the cars. <br />The parking lot lights will be on a timer and will be turned of when not in use. <br />It was agreed to have the 12 foot pole lights with down lighting. Mr. Sohn ha.s no <br />problem with the building. B. Zergott moved to accept Sunset Memorial Park as <br />presented with the condition that they return a working landscape plan which will <br />include not only hedges but a nunber of trees to help break up the height of the <br />building and something that will blend in with the rest of the park. Also that <br />they will work out with the neighbors to determine where they wanted the trees <br />strategically placed in their yards to help break up the headlights. Also that <br />the materials be approved as submitted, seconded by S. Ferencik, and unanimously <br />approved. It was clarified for Mrs. Steed that they would not be eliminating the <br />front row of parking, but theg will be introducing higher plant material and <br />trees to break up the parking lot. Mrs. Steed preferred this to a straight hedge. <br />Mr. Sohn questioned the three parking spaces that were lacking. Mr. Barascki <br />stated that they could squeeze in three more spaces, but some of the green area <br />would be lost. These spaces could be landbanked. <br />VI.
