City Engineer <br />, <br />SUBJECT: Proposed Wal-Mart Traffic Impact Analysis <br />The above report by Traff-Pro Consultants, Inc. and dated Deceriber 1992 <br />has been reviewed. I concur wi.th the reconmiendations and conclusions <br />stated on pages 22, 29; 30 and the roadway improvements shown in Figure <br />17 for Option III. Option I and II are unsatisfactory and should be <br />completely elim;nated from consideration. The major site access point <br />in Option I is on Mill Road, in Option III the major access point is <br />Lorai.n Road. ', <br />Below are listed several itens that need to be considered in addition to <br />the cormnents made in the traffic report. <br />1. The Option III signalized Lorain Road access point must also <br />include the 75 feet wide City/Bus driveway on the opposite <br />side of the street. It is essential this driveway be part <br />of the signal system. 2. Additional right-of-way would be required on the north side of <br />Lorain Road east of Dover Center for the exclusive right turn <br />only lane. Lay-Z-Boy and Jack's Auto Body would lose some <br />parking. 3. Additional right-of-way would be required on Mill Road. niree <br />twelve feet traffic lanes and two five feet sidewalks alone <br />requires 46 feet. There is currently only 40 feet available. <br />Ectending three lanes to Porter Road should be considered. . <br />4. An exclusive left turn lane is needed on Porter Road at Mill <br />Road for the left turn s from Porter to Mill. <br />? <br />? <br />Larry J.
