BiJILDING DEPARTMENT REQUESTS :
1) Oldsmobile of North Olmsted (formerly Halleen Truck Lot), 27871 Lorain Road.
Heard by Architectural Review Board on January 20, 1993.
Withdrawn by owner because sample gole light has not been installed.
2) Stylin' Concepts, 29919 Lorain Road.
Proposal is to build an addition to an existing building and construct free
standing storage building behind addition.
Mr. Phillips, Winkler Buildings, presented plans, the owner was not present.
Building Commissioner Conway explained that the letter sent to Mr. Winkler did
pertain to these plans and listed a11 the variances required, that only 1 more
parking space would be needed for the addition, and there is one parallel space
shown an the plan but parallel spaces are not addressed in the code. Mr. Winkler
advised that there was only 1 shift with 8 employees, and this would not be
increased. In reference to the varianees, he explained that the parking lot
aisles could be increased to 18 feet, a speeial permit would be needed regardless
of the others, and that the variance to have an aggregate surface an a portion of
the parking lot was only for the new part of the parking lot, the existing lot is
totally paved; and he had not diseussed the others with the the owner who had
been out of town. Mr. Thomas doubted tha.t a variance would be granted for the
unpaved lot. Mr. Winkler will inform the owner. Mr. Conway advised that the side
yard narrows to about 2 feet on the east property line and that since this was
constructed under the old code, there would not be enough room for a 10 foot
landscaped buffer. Mr. Gorris clarified tha.t the proposal is for an addition and
a freestanding building in the backo Mr. Winkler explained that the exterior of
the addition will be sided with T-111 with a black roof to match the existing
building, the free-standing steel-building will be painted to match the existingo
He could not incorporate the free starrding building into the addition because of
the configuration of the lot. The addition will be used to store their trailer
and merchandise and the bulk of his business is mail order, the retail portion
will not be expanded. For the present the storage building will have a gravel
floor, but they will pour concrete at a later date and no door is planned for the
rear unless it is required by cocle. Mr. Orlowski would prefer the storage
building be sided in T-111 instead of steel. Mr. Conway advised that the entire
lot is commercial and is at an angle as is the adjacent lot, and it does not
