-L <br />..l.. t <br />A •. "" +•- <br />II. <br />full canopy. The members agreed that they preferred the mini-canopy. There are <br />also problems with the landscaping on the front set back. At the time of the <br />final site plan development, the drive was relocated to the western portion of <br />the lot as requested by the City Engineer to keep it as far away from the <br />intersection as possible. It was noted that it will be 13 feet from the proposed <br />Wal-Mart drive. This revision will in turn change the approved landscape plan. <br />The trees on the north and west perimeter as well as those behind the building <br />will remain the same. The area by the relocated drive has changed dramatically. <br />Since the patio has to be removed because of parking requirements, that area can <br />be landscaped. The members decided to return the new landscaping plan to Mr. <br />Zergott for his suggestions or approval. Mr. Orlowski wondered if the drive <br />across the front could be eliminated. It was explained that since there was no <br />left turn onto Lorain, there would have to be a loop around the building. The <br />members were not pleased that landscaping had to be eliminated, but realized that <br />the Engineering Department requested this for safety reasons. They would like <br />suggestions from Mr. Zergott as to where landscaping could be added and after he <br />reviews it, Mr. Gorris would like to see Mr. Zergott's comments. Mr. Pepperny <br />would also like Mr. Zergott's suggestions for landscaping the area where the <br />patio had been. It will be necessary for the Board of Zoning Appeals to review <br />the setbacks. Mr. Conway had other minor changes. <br />At the water tower site on Dover Center Road, the Cleveland Division of Water <br />would like to put in a horseshoe drive so their trucks would not have to back out <br />on Dover. They are planning to move the chain link fence back and add a mound <br />with landscaping. It was decided that this also should be presented to the <br />Architectural Review Board and returned to the Commission. Mr. Gorris clarified <br />that this could be done informally, it did not have to be an agenda item. <br />At 24834 Lorain Road, the new owners want to remove an overhead garage door and <br />in-fill the area with vertical siding and stucco to match the building. The <br />members had no objection. <br />Adon Equipment is proposing to utilize the area that was assembled to their <br />property by Planning Commission. They will be installing retention with <br />Engineering's approval, graveling the area and using it to store equipment. They <br />intend to return in January or February with a proposal to construct a building.,..._. ? <br />This is zoned General Retail. No parking is planned at present, but once a <br />building is constructed, a paved drive and parking must be installed. Mr. Conway <br />will make them aware that there has to be a 10 foot landscaping buffer, but since <br />U-Store-It is right up to the property line, there may not be much merit to <br />landscaping. In reference to U-Store-It, Mr. Conway advised that it is in court <br />and apparently is coming to a conclusion. <br />jdoodscape Condominium wants to put in a 10 by 20 foot storage building at the <br />end of a garage. This can only be seen from the back yards of residents backing <br />up to it and should be no problem. The members have no objection. <br />REVIEW AND CORRECTION OF MINUTES: (Heard at this point) <br />L. Gorris, <br />and unanimously approved. <br />The members requested several corrections to the minutes of September 14, 1993: <br />on page 3, lOth line from the bottom, Mr. Orlowski asked to insert after the word <br />"center", also signage directing traffic to turn left to return to the ring road <br />9
