<br />?- ! <br />CITY OF IVnRTH OLMSTED <br />PLANNING COMNBSSION <br />MINUTES-OCTOBER 26, 1993 <br />7:30 P.M. <br />I. ROLL CALL: <br />Chairman Gorris called the meeting to order at 7:35 p.m. <br />Present: L. Orlowski, K. 0'Rourke, A. Skoulis, and B. Gorris. <br />Mr. Thomas and Mr. Tallon arrived shortly later. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />Deferred tmtil the end of the meeting. <br />III. BUILDING DEPARTMQNT REQUESTS: <br />1) Canterbury Animal Hospital, 26135 Lorain Road. <br />Proposal to convert existing house to veterinarian clinic. <br />Heard by Architectural Review Board.October 20, 1993., <br />It was clarified that all the variances had been received except the variance <br />for the front setback, so ane parking spot in the front has been eliminated. Dr. <br />Kundu explained to Mrs. 0'Rourke that he had two kennel areas, one for pre- <br />operative and one for post-operative patients. An approved landscape plan and a <br />report for the forester were also presented. The?members had no problem with the <br />proposal. L. Orlowski moved to approve the Canterbury Animal Hospital at 26135 <br />Lorain Road incorporating all the varianees granted by the Board of Zoning <br />Appeals, the recotrmiendations of''the Architectural Review Board, the Planning <br />Commission, and the forester and with compliance to all city ordinances and State <br />codes, seconded by K. 0'Rourke, and umanimously approved. <br />2) Eyeglass Factory/Harmon Glass (Rini Realty Co.), 25766 Lorain Road. <br />Proposal to modify canopy and to change signage. <br />Heard by Architectural Review Board October 20, 1993. <br />Mr. Strelau, architect, presented plans and explained that they would be <br />painting the roof top units so that they would blend;into the the mansard. Mr. <br />Orlowski suggested that they could use the same treatment an the west side as has <br />been done at the strip center at Porter and Center Ridge Roads. Mr. Strelau <br />responded that the roof does drain tn the west and there was no original proposal <br />to put a mansard on the west because of property line constraints and budgetary <br />considerations. Mr. Orlowski stated that the mansard ,that he mentioned has a <br />return raised portion on the rear that does a]:low for the flow of water and does <br />not project beyond the builcling. He asked the architect to take a look at it and <br />give the Comnission some input. He.noted that with the pitch of this roof, this <br />might not be possible, but he would like .the developer to look into it. Mr. <br />Gorris believed that this should be suggested to the B.Z.D. Committee.for their <br />review. Mr. Strelau explained to Mr. Tallon that there would be approximately 6 <br />metal arc down lights along the eastern frontage.facing Ranchview and there are <br />some existing ,lights on the northern and southern facades which will be <br />relocated. The members discussed the plans privately. AZr. Tallon is concerned <br />about the brightness of these lights on a residential street even though they <br />have already been downsized. However, since the next available size is 70 watts, <br />he believed that they should remain unless complaints are received. L. Orlowski <br />moved to recommend approval of the Eyeglass Factory/Harmon Glass, 25766 Lorain <br />Road, proposal to modify canopy and to change signage, incorporating all the <br />1
