<br />new Zoning Code does give Planning Commission more authority to request <br />compatibility of style and color. P1r. Orlowski advised that the Commission does <br />make recommendations, however those can be changed by other committees after the <br />Planning Commission's review. It was decided to table discussion of Ord. 93-140 <br />until the information that was requested is presented. Mr. Deichmann asked if <br />there would be a problen if Hills, or another large store which did not conform <br />to this ordinance, wanted to construct an addition. Mr. Conway stated that there <br />would be, but something like that would be subject to the Board of Zoning Appeals <br />and he pointed out that no ordinance could address every situation. L. Orlowski <br />moved to table Ord.93-140 unti.l the Engineering Department can provide the <br />information requested and also to take a look at the possibility that this may <br />cause other stores to locate within that distance, seconded by J. Thomas, and <br />unanimously approved. <br />Building Commissioner Conway presented requests for minor changes. <br />Stylin' Concepts plans had been incorrect in that they did not note a sewer <br />easement, that the building is actually 65 feet back, not 55 feet as shown, the <br />lot is 4 feet narrower than shown. They are asking to remove part of the "L" <br />shaped addition; remove three parking spaces in order to add a loading zone, <br />relocate these spaces to the rear of the structure; and add 2 parallel spaces for <br />which they would need a variance. Mr. Conway would prefer to ha.ve a two 8 foot, 6 <br />inch angled spaces. Mr. Thomas and Mr. Tallon suggested that those spaces could <br />be landbanked and the members had no problem with the changes. Mr. Conway pointed <br />out that this will actually put the building further away from the residential <br />area. <br />Mr. Conway stated that an instal_Lation of fiber optics facility on Country Club <br />Boulevard is actually a utility, but because there has to be a driveway, he <br />hesitates to treat as such. This is a vacant, triangular area behind Clareshire <br />Condominiums. He would like to make a determination that a service drive for a <br />utility does not have to come before the Commission. The members studied the <br />location and decided that there would be no impact on other properties. <br />V. COMNNRTTEE REPORTS: <br />Heard below. <br />VI. OLD BUSINESS: <br />Mr. Skoulis questioned why the Commission did not see the rendering of the <br />Rally's monument sign and he be7_ieved that the Comnission should review all <br />signs. He was advised that, imder Y.he Zoning Code, the Architectural Review Board <br />reviewed signs. Mr. Conway advised that this ground sign has the least impact <br />that any sign can have. He asked what Mr. Skoulis would suggest. Mr. Skoulis <br />believed that this sign sticks up like a sore thumb. Mr. Conway asked what he <br />would do differently and asked for suggestions which could be included in <br />the zoning codes. Previously all signs went to the Planning Commission, but that <br />was changed. The members agreed that the Planning Commission really did not have <br />time to look at all signs. Mr. Skoulis objected because the sign was on a mound <br />which makes it higher. Mr. Orlowski stated that perhaps putting signs on mounds <br />could be regulated. Mr. Conway believed that this should be addressed when the <br />grading plan is addressed, but businesses should be allowed to have a sign. Mr. <br />'I`homas suggested that Mr. Skoulis go to the Architectural Review Board meetings. <br />The members agreed that signs, colors, and landscaping should be reviewed by the <br />6
