He also <br />stated that the. Architectural Board would ha.ve to look at the aesthetics of the <br />sign. Mr. Pusti clarified that the back of the sign would be painted an off white <br />the same as the building and that the red in the sign would match the burgundy <br />chip he presented. He presented a sample of the teal awnings and advised that the <br />material is slightly translucent but the awnings will not be back lit. Mr. Gorris <br />advised that the Commission does have a problem with back lit awnings. R. Tallon <br />moved to send the Rollo Pollo Restaurant, 25730 Lorain Road, proposal to renovate <br />the Italian Oven Restaurant and reactivate the original drive-thru window to the <br />Architectural Review Board for their input on the aesthetics and colors and to <br />recomnend that the A.R.B. take a close look at the signs on front of the building <br />and the ground sign which will be replacing the pole sign to determine the <br />aesthetics of the signs, the size of the letters and the impact that these signs <br />will have on the general area. The Commission would also like the A.R.B. to pay <br />particular attention to the re-distribution of the landscaping that will be <br />eliminated with the change to the drive-thru. This proposal should also be <br />rezerred to the Safety Department for their input and unless Safety or the <br />Architectural Board have some strong objection to the proposal it can then be <br />referred directly to the B.Z.D. Committee of Council, however, if Safety or the <br />A.R.B. do have an objection, the proposal would have to be returned to Planning <br />Commission, seconded by B. Gorris, and unanimously approved. <br />2) Wal-Mart, 27254 Lorain Road (former Sherwin Williams site including part of Cross <br />Roads Dealership and property at 27423 Mill Road). <br />. NEW DEVIIAPMM S AND SUBDIVISIONS a <br />1) Yanke Lot Split & Consolidation Plat. <br />The proposal is to split off the rear por.tion of Parcel No. 234-23-33 (fronting <br />Stearns Road) and to join it to Parcel Nos. 234-23-42 and 234-23-43 (both of <br />which are irregular lots fronting on Chadbourne Drive). Zoriing is B-Residence, <br />Single, entirely and the proposal conforms to Zoning Code requirements for <br />frontage and area. <br />M. and J. Sokol, brothers who own two small lots on Chadbourne, were present <br />along with Mr. Yanke, owner of the lot which abuts their property in the rear. Mr. <br />Yanke explained that he would be selling a portion of_his lot to them in order to <br />combine this segment with theirs to make both of the Sokols` lots buildable. The <br />members had no problem with the proposal. L. Orlowski moved to accept the Yanke <br />Lot Split & Consolidation Plat, the proposal to split off the rear portion of <br />Parcel No. 234-23-33 (fronting Stearns Road) and to.join it to Parcel Nos. <br />234-23-42 and 234-23-43, and it is the Comnissions understanding that all, of these <br />lots conform to the codes, seconded by A.
