This property does have two entrances (one on Lorain and one on Dover <br />Center). At present they have one small ground sign on Lorain Road but there is <br />no wall sign on the building and no identification on tYie Dover Center driveway. <br />There is a safety problem there in that many drivers mistake this drive for other <br />drives and then cannot get out of the property without going through the car <br />wash. They also wish to change the faces in the existing ground sign to include 3 <br />lines of changeable copy for advertising, to advise when they are open and for <br />commm; ty messages. It was clarified that the Dover Center sign will be on the <br />north side of the drive, not on the south as shown on the members' plans where it <br />will not impede visibility as it would on the south. Building Commissioner Conway <br />pointed out tha.t if the board accepts this changeable copy sign other businesses <br />will ask for them. Mr. Grace believed eacYi signs should be decided on its own <br />m erit. This business is set back between two buildings and needs to point out wha.t <br />their services are. r7r. Warren stated that they are not allowed to advertise <br />their specials on the building, but they could advertise in their windows, but <br />their building has no windows, he is trying to stay within the la.w. Mr. Grace <br />pointed out tha.t another car wash frequently had temporary signs, this building <br />had been vacant for years, and the sign is small and Unoffensive. Mr. Leech <br />stated that this sign is important to advise when the car wash is open, and asked <br />if the board would prefer two lines of changeable copy. Mr. Gomersall believed <br />that they have established a need, but would prefer the two lines of changeable <br />copy. Mr. Ma.loney stated that two lines with larger letters would be easier to <br />read. Mr. Koberna agreed that there is a need here, but is concerned tha.t others <br />_ will make the same request. J. Maloney moved to grant for Velvet Touch Auto Wash, <br />27100 Lorain Road, a variance to replace faces of existi.ng ground sign (Lorain <br />Road) to include prohibited changeable copy area; to grant variance for second <br />ground sign (Dover Center entrance) at the northern property line; to grant a <br />variance for location of the Dover Center-ground sign which is located within the <br />restricted 35 foot triangular area and a 19 foot 6 inch variance for distance to <br />side property line; and a 20 square foot variance for total sign area with the <br />notation tha.t only two lines of pr,ohibited changeable copy svill be allowed on the <br />Lorain Road sign and that the Dover Center sign should be landscaped similar to <br />the landscaping around the Lorain Road sign, seconded by W. Purper, and <br />unanimously approved. During the motion, Mr. Conway pointed out that A.R.B. had <br />stipulated that there should be landscaping around the Lorain Road sign but <br />A.R.B. did not review this sign since it was withdrawn prior to their review. He <br />suggested landscaping similar to what is around the Lorain Road sign. Mr. Warren <br />stated that there is landscaping in the area where the sign is located.
