I would <br />like to have the size and height of the trees that you are going to use in the <br />landscapi.ng and would like to have the exact types. I would like to ha.ve the <br />A.R.B. take a look at the limitation of the signage on the front or west side of <br />the building to the Wal-Mart name and "Tire Lube Express" and consider the rest <br />as.extraneous information that is not necessary on that building. Also elimina.te <br />the T.B.O. signage on the east side/rear of the building, all signage, including <br />wording above the overhead doors. I would like to have included information <br />regarding the washing of the building with light, the type of light fixture, etc. <br />and have that on the print. I would like to have a total update, we hope at that <br />point in time, on the wetlands information. I would like to ha,ve the engineering <br />firm take a look at putting the T.B.O. overhead doors on the south side of the <br />building and on _the west side of the building and take them off the ea.st side of <br />the building." Additionally, Mr. Gorris asked to forward both requested sets of <br />plans to the Safety Department. The motion was seconded by Mr. Orlowski, and <br />unanimously approvede During the motion Mr. Gorris thanked the Engineering <br />Department and Mr. Griffith, in particular, for the report that he did on the <br />traffic study which certainly helped the Comission in their understanding of it. <br />It was noted that the signs are scheduled to go to the Board of Zoning Appeals an <br />April 6th for a variance before going to the A.R.B. Mr. Newberry advised that <br />they could not defer the variance Lmtil May, because it would not work with <br />scheduled closing of the sale of the property with the owner. He asked if it were <br />possible to schedule a special A.R.B. meeting before the 6th. Mr. Gorris <br />suggested that perhaps the A.R.B. would look at the sigms only, since he doubted <br />that they would have all the requested plans ready in time for an earlier <br />meeting. Mr. Newberry stated that they could have them ready by Monday or <br />'I?.iesday. Mr. Orlowski advised that the Commission has asked the Engineering <br />Department to take a look at the Westbury/Restaurant access to Great Northern <br />Boulevard where they have proposed a monument sign, and if they are not going to <br />gain access through there they would not need a monument sign. Mr. Newberry <br />advised Mr. Gorris that the Wa1-Mart sign by itself exceeded the square footage <br />allowed by itself, but he stated that, if it is found that the Chester Avenue <br />access is not appropriate, they Twould not put a sign where they had no driveway, <br />and this would merely reduce the amount of signage. Mr. Conway stated that he <br />would attempt to get a special meeting for the signs or have the B.Z.A. approve <br />the variance predicated on theA.R.B.'s approval of them. Mr. Gorris asked him to <br />work aut something. Mr. Gorris explained to the residents that these plans, as <br />they relate to the screening, would go to the Architectural Review Board on <br />April 20th at 5:30 p.m. and suggested that they could attend to give their input. <br />He further advised that the proposal would return to Planning Commission on April <br />26th if everything is in place, the Engineering Department reports, the review <br />fron the Safety Department, the double set of plans, and etc. Regarcling the <br />Planning Comnission's recommendations to the Board of Zoning Appeals regarding <br />the signs, Mr. Orlowski believed that his recomnendations in the minutes and the <br />motion were sufficient.
