<br />CITY OF NORTH OLMSTED <br />PLANNING CONIlVIISSION <br />MNUTES - J[TLY 12, 1994 <br />I. ROLL CALL: <br />ChairnLan Gorris called the meeting to order at 7:35 p.m <br />Present: P. Miller, L. Orlowski, R. Tallon, J. Thomas, and B. Gorris. <br />Absent: D. Alston and K O'Rourke <br />Also Present: Assistant Law Director Dubelko, City Engineer Deichmann, Building <br />Commissioner Conway, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION. OF MINUTES: <br />J. Thomas moved to approve the minutes of 7une 28, 1994 as presented, seconded by P. Miller, <br />and unanimously approved. <br />III. BUII.,DING DEPARTMENT REQUESTS: <br />1) Boston Chicken, 26440 Lorain Road. <br />Proposal to construct building and co-develop with the adjacent building to the east. <br />Heard by Board of Zoning Appeals on July 7, 1994. <br />Mr. Landru and Mr. Krekus, representing Boston Chicken, presented the revised plans for the co- <br />development of the two build.iugs along with a rendering of both buildings. They will be painting <br />the existing brick bu.ilding to match the prototype Boston Chicken building. The bottom half of <br />the new building will be split face block, with Dryvit above, the two bands around the building <br />will be either Dryvit or painted onto the block. The window and door frames will be black, with <br />striped awnings over the windows and doors. The adjacent dark, brown, brick bu.ilding will be <br />painted the same gray, but all signage will remain as is. Mr. Thomas advised the developers that <br />the Commission has traditionally not permitted back lit awnings and any awning must be opaque. <br />Mr. Krekus stated that they do have alternative awnings in cloth or vinyl that can be illuminated <br />with exterior lights. Mr. Tallon is concerned about painting both the block and the brick on the <br />existing building. Mr. Krekus explained that they usually use a latex paint over the brick, and if <br />any spalling occurs, they would have to rectify it. Mr. Landru clarified that they will be painting <br />the adjacent bu.ilding, but if they do not own it, , and it spalled after the guarantee expired, the <br />owners would be responsible for the upkeep. He explained that it is inaportant to keep this color <br />scheme which is their national image and clarified that they would have painted the former <br />building, had they used it. Mr. Krekus stated that the old brick is quite porous and it will be <br />painted to Glidden specifications since they are using their paint. Mr. Orlowski asked that they <br />take the color numbers to the Architectural Board, and also suggested that the mute the red, <br />similar to what was done on Rally's. It was noted that the colors were listed on the plan and the <br />developers presented a color board showing the red. Mr. Tallon would like them to present a` <br />specifications from Glidden stating the type of paint that should be used. Mr. Krekus explained to <br />Mr. Orlowski the waterproofing they used on the walls. Mr. Orlowski also questioned where the <br />existing dumpsters would be relocated, since they are located in the proposed driveway. Mr. <br />Landru stated that they would probably move them to the side. Mr. Orlowski would like them <br />screened if they are moved. Mr. Krekus stated that normally there own dumpsters have a masonry
