?. <br />CITY OF NORTH OLMSTED <br />PLANNING COMIVIISSION <br />MINUTES - DECEMBER 13, 1994 <br />I. ROLL CALL: <br />Vice Chairman Orlowski called the meeting to order at 7:30 p.m <br />Present: D. Cameron=Alston, R. Koeth, T. Manning, P. Miller, K. O'Rourke, <br />and L. Orlowski. <br />Mr. Tallon arrived later. <br />Also Present: Assistant Law Director Dubelko, Building Commissioner <br />Conway, Assistant City Engineer McDermott, and Clerk of <br />Commissions Oring. <br />II. REVIEW AND CORRECTION OF MMUTES: P. Miller moved to approve the minutes of November 22, 1994 as presented, seconded by K <br />O'Rourke, and unanimously approved. <br />III. BUII.,DING DEPARTMENT REQUESTS: <br />1) World of Sleep Plaza, 24260 Lorain Road. <br />Proposal to construct building (existing Rad Air building will be demolished). <br />Mr. John Bailey, project manager for World of Sleep, presented plans to demolish the existing <br />build.ing and construct a 10,000 square foot plaza with approximately 6,000 to 6,500 square <br />feet reserved for World of Sleep and the balance to be either one or two rental units; there are no <br />tenants as yet. They are now working with the Engineering Department to secure an easement in <br />order to tie into the existing Lauren Hills Plaza retention. He clarified that the property drops <br />down and they would have to pump to get to the Lorain Road sewers or else drain to the north. <br />He presented a colored rendering and eaplained that the green squares on the side of the building <br />might be eliminated. The building will be buff colored with green trim, Mr. Mauuiug questioned <br />the parking since few customers will park in back, and is concerned that some might park in the <br />adjacent Ground Round parking lot. Mr. Bailey stated that on their busiest days they might have <br />6 customers and 2 or 3 employees at the most. Mr. Manniug is more concerned about the other <br />units which might have more traffic. There are 35.spaces planned, and Building Commissioner <br />Conway advised that 34 spaces are required by code. He noted that the 20 foot front landscape . <br />buffer does not scale out to 20 feet. Mr. Bailey stated that it will be 20 feet even though the scale <br />is wrong. Mr. Conway stated that he cannot determine if they need sign variances since he had no <br />definite information on the size of the signs and specific sign plans should be presented to the <br />Architectural Review Board. They do not have two, 2-lane drives, but that requirement can be <br />waived by Plauning Commission. He further stated that they are only required to have one 12 by <br />25 foot space for a loading zone, aud they are showing two. Mr. Bailey stated that they had <br />attempted to keep within the zoning codes, so that no variances would be required. Mr. Orlowski <br />noted that continuous concrete curbs were required around the parking lot and were not shown. <br />In response to questions, Mr. Bailey advised that the building will probably be painted block on <br />the rear and the sides, but the front would be some kind of colored, architectural block.
