area, they would have to install the the 10 foot side landscape buffer. Mr. <br />Conway explained that the buffer would not apply because there is a shared <br />easement along the side. Mr. Grasso agreed to install a board on board wolmanized <br />fence, stained a dark brown as suggESted by the members. Mr. Sohn has no problem <br />with the blue awnings, but since Mr. Grasso only had a sample and no color or <br />material information, he was asked to present this information to the Building <br />Department before the next Planning Commission meeting. Mr. Conway can then.show <br />it to the members informally since this proposal does not have to be returned to <br />the Commission. In reference to the landscape plan, Mr. Zergott made several <br />suggestions which were intended to prevent future problems. He suggested using <br />brown yews an the north side of the building instead of burning bush since there <br />is rarely enough stan on the north for burning bushes. The Sweet Gtacn should be <br />changed to October Glory or Red Sunset maple because the Sweet GUm frequently die <br />during hard winters. He would like 4 or 5 taxus, burning bushes, or juniper added <br />in the front of the building which is not landscaped as heavily as the back. <br />Also in the front, he suggested using a ground cover other than pachysandra which <br />does not do well in bright sun. Mr. Zergott stated that these suggestions for <br />their own good, these plants will not cost more but they should hold up better in <br />the future. Mr. Conway noted that there were outstanding violations on the <br />property for the sidewalk, driveway, and apron. Mr. Grasso explained that these <br />will be taken care of this with project. Mr. Zergott advised that the board is <br />only accepting the concept of the signs, and also he would like some landscaping <br />around the ground sign. Mr. Conway stated that a variance might be necessary for <br />the location of the ground sign. B. Zergott moved to approve the Realty One <br />proposal at 28364 Lorain Road, with the suggestions an the lighting, the <br />enclosure around the dlnnpster area which is to be a dark brown to match the <br />building, and the submission of a drawing of the light fixture and the awning <br />material. The Board accepts the concept of the signage and asks the developer to <br />take into consideration the suggestions-on the landscaping, seconded by Y. Sohn, <br />and unanimously approved. <br />Building Commissioner Conway presented a minor change at 28255 Lorain Road. The <br />new owners, Century Federal Credit Union, are requesting to put an A.T.M. machine <br />with a canopy over it. It will be located just outside an existing planting area <br />at the northeast corner of the building. When the Architectural Board reviewed <br />the mansard roof at this location some time ago, some landscaping was discussed, <br />but the tenant had a problem with that from a financial aspect. The Planning <br />Commission had requested the Board look at the landscaping at this time. Mr. <br />Zergott explained that the front landscape area is too small and they usually <br />replace the plantings every year. Mr. Conway advised that they could reduce the <br />size of some of the parking spaces which might give some additional area. Mr. <br />Zergott stated that the road dipped in that area and puddles form so vehicles <br />splash water and salt up to over the plants and doubts anything will live there. <br />He suggested that they replace one or two parking spaces with planting areas to <br />break up the parking lot and keep the landscaping off Lorain Road. He will give <br />Mr. Conway some direction as to what size planting beds would be acceptable. The <br />members agreed with the Planning Gotrunission that if they do come in with a <br />landscaping plan, they would not have to make a formal presentation. <br />VI.
