CITY OF NORTH OLMSTED <br />ARCHITECTURAL REVEEW BOARD <br />MIN[JTES - DECEMBER 21, 1994 <br />1. ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:47 p.m. <br />Present: M. Yager and B. Zergott <br />Absent: T. Gallagher, S. Krieger, and Y. Sohn. <br />Also Present: Building Commissioner Conway and Substitute Clerk of Commissions <br />Wingenfeld. <br />II. REVIEW AND CORRECTION OF MIlNUTES: <br />B. Zergott moved to accept the minutes of October 19, 1994, seconded by M. Yager, and <br />unauimously approved. <br />III. SIGNS: <br />No items. <br />IV. OLD BUSINESS: <br />Minor Change for Wal-Mart heard at the end of the meetmg. <br />V. NEW BUSINESS: <br />World of Sleep Plaza, 24260 Lorain Road. <br />Proposal to construct bu.ild.ing (existing Rad Air building will be demolished). <br />Referred by Planuiug Commission December 13, 1994. <br />T. Ziska, architect, and J. Bailey, project manager, presented an expanded site plan dated <br />December 21, 1994. They explained that this business is now located in a center across the <br />street and would occupy the major portion of this bu.ilding; there would be one or two <br />tenants in the rest. This owner has definite ideas of what is needed to market his product. <br />Mr. Ziska explained that they have attempted to design a building that would blend in,with <br />the rest of the area. A rendering of the World of Sleep sign was on the plan and he <br />explained that this sign would be more prominent than the tenants signs which would be <br />smaller. The buildiug will be split face block (Way White) below the glass and. on the <br />perimeter of the building, with a synthetic type stucco material (Dryvit Nu.mber 109-Egg <br />Shell Cream) across the top, and the roof shingles will be in a deep green (Elk, Grand <br />Manner in Sherwood Forest Green). In reference to the landscaping, Mr. Ziska explained <br />that they intended to use the existing brick planters but will remove some of the plantings <br />and add more to compliment what is there. Mr. Yager noted that the planters are on either <br />side of a drive that is to be eliminated, and questioned if they intended to continue the <br />plauter wall. Mr. Bailey explained that they intended to add a planting bed between them. <br />Mr. Zergott believed that the planters should be removed because he does not see how <br />they ca.n be used without looking patched. He agreed that they should keep the arborvitae <br />hedge which was healthy. Mr. Yager suggested that, either the planters be completely <br />removed or the rear wall removed so they could be made deeper since the area is not
