Engoglia, and unanimously <br />approved. <br />2) Lusardo Homes, 25311 Gessner Rd. <br />Spindles on hand rails installed at 6 inch on centers (4-3/4 inches apart). Violation of Section R. <br />214.2 of the 1989 CABO One and Two Family Dwelling Code which requires a min;mum of 4 <br />inches apart. <br />Mr. Lusardo, the builder, explained that he had been u.naware that the codes had changed since he <br />had been out of State. He was still working under the old codes. Mr. Engoglia was concerned <br />about the thickness of the rail on top, he was not concemed about the spindles. It was explained <br />that they would be in.stalling a conforming rail on the other side. Mr. Lusardo explained that he <br />did change the railing on the other house, and will change their plans in the future. J. Kazak <br />moved to approve width on the distance between the spindles as long as Lusardo homes installs a <br />second rail on the other side of the staircase that conforms to code, seconded by P. Engoglia, and <br />unanimously approved. <br />3) Hennie Homes, Cinnamon Woods Developmeut units 12B, 18B, and 19B. <br />Head room on basement stairways is less than minimum required Violation of Section R 213.1 of <br />the CABQ One and Two Family Dwelling Code which requires a minimum of 6 foot, 8 inches. <br />Also Note: Clearance under support beams in basements is 6 foot 2 inches, less than the minunum <br />of 6 foot 4 inches as required in Section R 205 of the CABO One and Two Family Dwelling <br />Code. <br />Mr. Elliott, project manager for Hennie Homes, explained that it came to their attention that they <br />had a design enor on two models and he presented a new design conecting the problem by <br />moving the floor trusses and redesigniug the last landing before the basement to allow more <br />headroom. Previously, the last stair was right under the beam and now the beam will be moved 3 <br />inches. The framing contractor will have to put in a notch of 8 inches in the last stair landing <br />which will pull the last section of stair back. Mr. Engoglia has no problem with what they will be <br />doing, but he is concemed about these 3 units. There is little problem with 12B and 18B, but 19B <br />is over 2 inches and he would like him to do something with it. Mr. Elliott explained that he <br />cannot cut the header because it is a floor truss which has been structurally engineered. Mr. Kazak <br />asked if they could notch the stairs and move them back. Mr. Elliott thought that they would have <br />to remove the stairway. Mr. Kazak stated that they did it all the time in his business when they <br />moved houses, they take the whole stairway out and move back several inches. Mr. Elliott agreed <br />that this could be done. Regarding the headroom on the beams, Mr. Elliott stated that his <br />structural engineer advised him to use 10 inch beams instead of 8 inch and he would hate to <br />compromise on that. Mr. Kazak commented that this would add over an inch. Mr. Elliott <br />responded that they had about 20 basements like this and had never had a complaint. The <br />members did not thuik that this would be a problem In the future, he mentioned several ideas for <br />correcting this situation, and Mr. Engoglia was sure he could work it out. J. Kazak moved to <br />approve the request of Hennie Homes, Cinnamon Woods Development for units 12B and 18B, <br />but that unit 19B will have to be rectified by moving the stairway, and in the future on the other <br />2
