questioned when the variances for Tara Lynn were granted since there are bigger houses on lots smaller.
merely than this one. She was advised that this is only a recommendation, the decision is up to the board
of zoning appeals. Mrs. Campana noted that the lot has more square footage than required and that she
did not intend to go on the board of zoning appeals. Later in the meeting, Mr. McDermott stated that he
had advised Mr. Campana that they might not get a favorable recommendation.
3) Sunrise Development Re-Subdivision (North Olmsted Industrial Park).
The proposal is to subdivide sublot 4-A of the Sunrise Development Assembly Plat (Recorded in
Volume 242, Page 81 Cuyahoga County Map Records) into two (2) sublots. Location of the
"split-off' sublot is the south side of North Olmsted Industrial Parkway. Zoning is Limited Industry-
Industrial Park, entirely, and both proposed sublots conform to Zoning Code requirements.
This is a revised proposal from that originally heard March 14, 1995.
Assistant City Engineer McDermott explained that the frontage is just over 200 feet as required since the
arc distance must be added. Mr. Wagner, Sunrise Development, presented the plans and explained that
the lot was now 11.5 acres at present, and they are proposing to split off 2 acres. Mr. Kovalak, who
intends to build on the lot, explained that originally they intended to split it off into two 1 acre lots, but
they have now decided to have one 2 acre parcel. Assistant Law Director Dubelko explained that this is a
minor subdivision since there are only two lots and there are no changes to`the city streets and does not
have to go to council. R. Koeth moved to approve, as presented, the proposal to subdivide sublot 4-A of
the Sunrise Development Assembly Plat (Recorded in Volume 242, Page 81 Guyahoga County Map
Records) into two (2) sublots. Location of the "split-off' sublot is the south side of North Olmsted
Industrial Parkway. Zoning is Limited Industry-Industrial Park, entirely, and both proposed sublots
conform to Zoning Code requirements. This is a revised proposal from that originally heard March 14,
1995. The motion was seconded by K O'Rourke and u.nanimously approved.
V. COMMUNICATIONS:
No items.
VI. CONIlVIITTEE REPORTS:
No items.
VII. MINOR CHANGES:
Regarding Wal-Mart, Chairman Tallon explained to the new members that since the Tire and Battery
facility is being elinvnated the forester recommended removing some of the parking in order to preserve
some additional trees. He is in complete agreement with that since the comviission had advised Wal-Mart
during the hearings that they would not recommend variances to display landscape material in required
parking spaces.
Chairman Tallon advised that he had recommended against LaSalle Furniture's request for a minor
change to install four 175 watt spot lights u.nder the canopy to illu.minate it..
VIII.
