ROLL CALL: <br />Chairman Tallon called tlie meeting to order at 7:45 p.m. <br />Present: T. Brennan, Cameron-Alston, T. Herbster, R. Koeth, T. Manning, and R. Tallon. <br />Absent: K O'Rourke. <br />II. REVIEW AND CORRECTION OF MINIJTES: <br />T. Manning moved to accept the minutes of March 28th, 1995, seconded by R. Koeth, and <br />unauimously approved. <br />III. BUII..DING DEPARTMENT REQLTESTS: <br />1) Baker's Furuiture, 24869 Lorain Road. <br />Proposal to construct addition to existing store. <br />Referral to Board of Zoning Appeals is required. <br />Lots must be assembled. <br />Mr. J. Baker, owner, and Mr. G. Hall, architect, presented the plans and explained that they have a <br />28,000 square foot store on Great Northern Boulevard where their lease is rnnning out, and a 10,000 <br />square foot Thomasville store on Lorain Road which they would like to expand. They have recently <br />found out that they might be able purchase the Steffen home behind the Lorain Road store which <br />would eliminate the need for the variance for ground coverage, but would require a rezoning from <br />Single Family to General Retail. Mr. Hall explained that the 20,000. square foot expansion was <br />somewhat awkward in its shape because setback requirements have been changed from what they had <br />been originally. They have attempted to ma}cimize the Lorain Road frontage and parking spaces with <br />57 paved spaces and 35 landbanked spaces. They will maintain the existing two entrances on Lorain <br />Road with a truck dock in the rear. The storm water system will drain to the creek on the property <br />line. He clarified that if they obtain the Steffen property it would eliminate the sharp angle of the lot <br />and the variance, but a rezoning would be necessary. If they do buy the adjacent properly, they would <br />be willing to keep the house as rental property since they would not have to build on that portion of <br />the lot. Building Commissioner Conway advised that the adjacent lot is zoned residential and stated <br />that he has not seen this plan at all so he cannot address lot coverage. Mr. Hall believed that they <br />would meet the lot coverage with this property and with the proposed plan they would need a variance <br />of 5,389 square feet and they traded another lot they with a church for the lot next door to their <br />property. He clarified that they will be removing a house that is on their property, and the office <br />building on the adjacent lot. Mr. Baker advised that this would still be 8,000 square feet less than what <br />they have now. He stated that they had talked to Mr. Skoulis, the president of the home owners <br />association, who had advised that the main concem was not to have a driveway and traffic on <br />Westview Drive. Mr. Koeth was concerned about the appearance of the building since the new <br />build.ing is setback and there is a jog where it meets the old building. Mr. Mauning asked if that corner
