<br />CITY OF NORTH OLMSTED <br />PLANNING CONMSSION <br />MINUTES --MAY 9, 1995 <br />I. ROLL CALL: - <br />Chaimia_.n Tallon called the meeting to order at 7:45 p.m. <br />Present: T. Brennan, T. Herbster, R. Koeth, A. Manning, K. O'Rourke and R. Tallon. <br />Absent. D. Cameron-Alston <br />Also Present: Assistant Law Director Dubelko, Building Commissioner Conway, Assistant City <br />. Engineer McDermott, and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Koeth moved to approve the minutes of Apri125, 1995, seconded by K O'Rourke. Roll call on <br />motion: Koeth, O'Rourke, Brennan, Herbster," and Tallon, yes. Mr. Manning abstained. Motion carried. <br />III. BiTELDING DEPARTMENT REQUESTS: <br />1) Baker's Furniture, 24869 Lorain Road. <br />Proposal to construct addition to existing store. <br />Heard by the board of zoning appeals May 4, 1995. <br />Assembly of lots is required. <br />Later in the meeting, Chaiimau Tallon advised that the variauce for this proposal had not been granted <br />so this proposal would not be heard at tlus time. <br />2) Stylin' Concepts, 29919 Lorain Road. <br />Proposal to construct a building for retail, office and warehouse use on lot adjacent to <br />existing facility. <br />Referral to board of zoning appeaLs is required. <br />Lot assembly heard under Section N. <br />Mr. Gary Case, owner, advised that the existing house would be demolished, the lots combined and a two <br />story office/retaiUwarehouse building would be constructed. A variance will be needed for a 65 foot front <br />setback in order to conform to the setback on his adjacent, existing building. He clarified that they cannot <br />build -on the rear of the property'because of a sauitary easement. He presented a rendering of the new <br />building and explained that the finish would match the original one. He clarified that his business would <br />occupy both buildings and that they also have a mail order business. Very little work is done on the <br />properry, they sometimes install a cover or bed liner on a pick up truck, but they do no painting or any <br />heavy work on the site. They sell accessories for pick up trucks, not semis. He explained that, at present, <br />they get about 3 tractor trailer truck deliveries a week, but there will be a buffer area to absorb the noise. <br />There is commercial property on either side, and a residential district to the rear. W. Case explained that <br />right now trucks have to back in off Lorain Road, wider this plan they can pull in, back up to the dock, <br />and pu11 out. Building Commissioner . Conway presented a map showing the properties in the area. He <br />explained that with this luse only 39 spaces would be required; however, if this became entirely retail, 79 <br />spaces would be needed;, and even though there is additional area on the lot, he had no idea if it could <br />accommodate that many spaces. This structure is of significant size and there might be a problem because <br />of the angle of the lots and the width in the rear. Mr. Tallon suggested that Mr. Case have his architect <br />show the 79 spaces and then he could landbank 46 of them. Mr. Conway did not think that the city could
