4) Crossbar Realty Company Lot Split. <br />The proposal is to re-subdivide the desig?iated conunercial sublot (noted as 7.2902 acres) of the <br />Wlutlatch & Co. Consolidation and Lot Split Plat into two (2) sublots, wluch is the site (combined) of <br />the previously approved McCormick Place shopping Ceutei-. Location is the north side of Lorain Road <br />betweeu Clague Road and West 231 Street. Zoning is Retail Business, General, entirely. Note that <br />additioual cross-easements will probably be required. <br />Mr. Criltz, owuer, explained that the two uzajor tenauts, Sears Hardware and Levin Furniture, <br />sometimes prefer to buy their owu store iu the future so if the property is subdivided they will be on <br />theu• ovvn parcel. Mr. Couiy, representing Sears, explained that whenever Sears is in a multi-tenant <br />building, they prefer to have their own tax parcel since they pay their taxes individually. Assistant Law <br />Director Dubellco stated that he has never had tlus type of situatiou, since typically the city requires <br />people to assemble property so that buildings are not straddling property lines. Mr. Coury advised that <br />after talking with the Building Comnissioner Conway, he had agreed to install a fire wall between the <br />two uvits, even though the buildings are all sprinkled. He was also aware that cross easements would <br />be required. Mr. Dubleko would prefer that tlus issue be tabled in order for him to tallc this over with <br />N1r. Conway. J. Tallon moved to contiuue Crossbar Realty Company Lot Spilt to re-subdivide the <br />desiguated cominercial sublot (noted as 7.2902 acres) of the Wlutlatch & company consolidation Lot <br />Split Plat into two (2) siiblots, wluch is the site (coinbiued) of the previously approved McCormick <br />Place shopping center.
