<br />Chairman Tallon called the meeting to order at 7:45 p.m.
<br />Present: D. Cameron Alston, T. Herbster, B. Koeth, A. Manning, K. O'Rourke, and R. Tallon.

<br />Also Present: Assistant Law Director Dubelko, City Engineer Deiclunauu, Build.iug Commissioner
<br />Conway, Assistant Building Commissioner Rymarczyk, and Clerk of Commissions Oring.
<br />II. REVIEW AND CORRECTION OF MINUTES:
<br />R. Tallon moved to accept the minutes of November 14, 1995, seconded by R. Koeth, and unaniinously
<br />approved.
<br />III. BUII.DING DEPARTMENT REQLTESTS:
<br />3) Performance Sycle Works, 29601 Lorain Road. (Heard at this point).
<br />Renewal of conditional use permit to repair motorcycles inside building.
<br />Conditional use permit granted for one year by plauning comuiission on October 25th 1994.
<br />Due to improper notification, Chairmau Tallon moved to postpone the Performance Sycle Works,
<br />29601 Lorain Road, renewal of conditional use permit to repair motorcycles inside building, until the
<br />next meeting, seconded by A. Manning, and unanimously approved.

<br />Proposal to construct two story office bu.ilding.
<br />Requires referral to the board of zoning appeals.
<br />Continued from planning commission November 14, 1995.
<br />Mr. Acciarri, architect, presented two alternate plans, SP-A and SP-B. He explained that, at the
<br />suggestion of plauning commission, he and Mr. Smith, the owner, met with Mr. McLaughlin, owner of
<br />the adjacent building, and W. Clemmens of Performance Sycle Works, the tenant, to discuss co-
<br />developing the two properties. He explained that the original plan placed the building on the property
<br />line and they proposed that the two buildings be connected with a canopy, but the Mr. McLaughliu was
<br />not willing to assume any of the costs of the renovation. Another option would be to purchase the
<br />adjacent property, and although Mr. Smith is pursuing that, it does not seem to be a viable option.
<br />There is a third option, drawing SP-A, which repositions the building as a separate development on this
<br />property. Mr. Smith, the owner, gave a brief suminary of their business operations and explained that
<br />originally they were a video rental company, but because of recent competition, they are now only doing
<br />video productions: commercials, training tapes, sales tapes, wedd.ings, and movie transfers. Their
<br />business has been based in North Olmsted for the past 10 years. Mr. Acciarri explained plan SP-A: the
<br />curb cut is positioned as it was in the original plan; there will be a one way drive around the building
<br />(original plan had a two way drive on the east side); 28 parking spaces are required, but eleven paxking
<br />spaces (10 through 16) in the rear could be landbanked since they will not be needed but the depth of
<br />the other parking field is necessary for truck circulation. He clarified that there is a two family home to
<br />the east and the cycle shop is to the west. This residential type, one story, bu.ilding will have a walk out
<br />basement since the grade falls offto the south. Most ofthe production work is done in the lower level.
