Building Commissioner Conway suggested that the motion makes a <br />recommendation to the Board of Zoning Appeals that the variance be based on these conditions and also <br />that the awning must be opaque. B. Zergott moved to accept the awning for the Door Center, 25139 <br />Lorain Road, on the conditiou that it must be blue to match the color of Pier 1 Imports with wlute <br />lettering and that it be continuous to the corner of the building including Carriage Carpet, and that the <br />awning must be an opaque material. We recommend that the Board of Zoning Appeals make these <br />stipulations a cond.ition of any variance that they might grant, seconded by T. Gallagher, and <br />unanimously approved. <br />N. OLD BUSINESS: <br />Building Commissioner Conway presented the revised plans for World of Sleep and it was noted that <br />the squares on side elevations were supposed to be textured. Mr. Yager asked if the other members had a <br />problem with the flat main peak of the structure only to hold the sign. The architect for World of Sleep <br />had agreed to give this one some added dimension so it would be as thick as the column which Mr. Yager <br />believed would be better. It appeared that the landscape plan had been revised and lights had been added, <br />but nothing had been changed on the elevations. The members agreed tliat the facade should be made at <br />least as thick as the columns and these plans should also show what he is going to do with the squares. <br />Mr. Conway stated that he will be at the B.Z.D. meeting tlus eveniug, and he will have B.Z.D. make its <br />approval subject to the changes being presented and approved by Mr. Yager. Mr. Zergott thought that <br />they had asked that the mausard be wrapped around the side. Mr. Yager stated that he had mentioned <br />that, but it would be difficult to stipulate exactly how far along the side. <br />It was clarified that the Wal-Mart brick had been approved for the building, but the wall would have to be <br />all one color. <br />Build.ing Commissioner Conway would like the board to give him some direction, in writing, about how <br />they want him to handle awniugs. Mr. Zergott stated that awning in a strip center should be handled as a <br />whole building, not just one unit. Mr. Yager stated that if it was a single unit, a colored rendering of the <br />whole center should be presented showing the awning and how it relates to the other units. Nlr. Conway <br />stated that there was a ruling made, prior to his coming here, that awning did not have to come before <br />either A.RB. or Plauning Commission, but that ruling was based on small entrauce canopies, and now <br />they are presenting 100 foot long awniugs. Mr. Conway would like some kind of stipulations as to what <br />should or should not be reviewed. Mr. Zergott pointed out that frequently these awuings completely <br />obscured the approved mansard. The members believed that all awnings should come to the board. <br />V.
