The dumpster was to be placed in back on the <br />last parking space on the east, adjacent to a row of arborvitae, and the arborvitae was to be returned <br />along the back. Mr. Mongello agreed to enclose the dumpster in brick. Building Commissioner <br />Conway pointed out that 46 parking spaces were shown, but that many are not necessary for a <br />furniture store. After some discussion, it was decided to relocate the dumpster to the west side in a <br />landscape bed where there was mostly dead material. Mr. Conway suggested that they upgrade the <br />landscape bed on the southwest corner of the lot and put the dusnpster in the parking space north of <br />that to add more green area. Mr. Zergott would like some more landscaping in the front and suggested <br />adding low growing evergreens (bird's nest spruce and taxus) instead of catoneaster and also along the <br />side where the handicapped ramp is to be removed. He also asked that they include some omamental <br />trees on the side, as well as some annuals for color in frout. He noted that Japanese maples were <br />shown in the picture of another location, but since they are quite expensive, he would not make that a <br />requirement. Mr. Mongello noted that they were installing three honey locust in the landscape bed on <br />Lorain Road. Mr. Zergott would like more of the parking replaced with landscaping , but since the <br />building is only leased, Mr. Mongello believed that the owner would object. He explained that the pole <br />sign was to.be removed and presented a color rendering of the ground sign that was to replace it. Mr. <br />Conway believed that the location of the sign would not conform and questioned its height, since a <br />ground sign can only be 5 feet high. Mr. Mongello offered to put it in a parking space and landscape <br />around it. He noted that they would have building signs in front and back (facing Brookpark Road). <br />Since logos are shown on their awniiugs, Mr. Zergott recommended that that they be eliminated and <br />the awvings be plain blue. Mr. Conway suggested that the loading zones be relocated so the trucks do <br />not block the parking spaces. The suggestions were reviewed: the dumpster will be in a parking space <br />on the southwest side, and enclosed in split face block to match the building with a metal framed gate <br />and cedar board on board fence; the southwest corner will be re-landscaped; the sidewalk on the west <br />will be replaced with plantings; a front parking space will be removed and landscaped for the ground <br />sign. Mr. Zergott stated that he would accept the plans as presented with the following suggestious: <br />the dumpster will be'on the north side of the landscaped area in the back: one parking space will be <br />removed and landscaped on the north west corner to accommodate their sign; that the sidewalk ramp <br />be removed on the west side of the building and be turned into green space. Mr. Zergott will come in <br />to city hall to approve a redesigned landscape sign. Mr. Mongello will present the information for the <br />board of zoning appeals for the December meeting. Mr. Zergott asked if the exit/entrance signs were <br />to be replaced to inatch their signs, but Mr. Mongello did not know. He did advise that the pole lights <br />would reinaiu and they would remove the ground lights in the landscaping, but they were not sure if <br />the lights in the front bed would remain. <br />VI.
