<br /> <br />Mr. Gomersall clarified that he did not mean if the bu.ilding failed, but if they ended up needing <br />more spaces than they planned for. Mr. Coury advised that they do not think that there will be a <br />problem since they should have the shared parking with St. Clarence. Mr. Kaczmar stated that St. <br />Clarence proposal was originally plauning another build.ing, but now it is on W. Coury's property <br />so there will be more than enough room for parking. The church has always been amenable to <br />having a campus project with connecting driveways, sidewalks and walkways between the two <br />development. Mr. Gomersall would like to make sure that there are no problems down the road. <br />Mr. Coury assured him that North Olmsted's requirements were far greater than other cities and he <br />foresees no problems. Mr. Coury stated that they wanted this project to stand on its own, and be <br />believed that it did. Ms. Boyle wondered if they could limit the number of units which were <br />allowed to have cars. W. Maloney stated that they could come back for a variance for more <br />parking in the front setback, if necessary. Mr. Koberna is concerned about employees' parking in <br />the spaces adjacent to the nursing home, and wondered if there could be some kind of reserved area <br />for visitors. Mr. Coury pointed out that there were other spaces where the 13 employees in the <br />nursing home could p ark. They will take his comments into consideration and could indicate some <br />specific employee parking. Mayor Boyl? pointed out that Mr. Kaczmar is the architect for the St. <br />Clarence proposal next door, so he is t lS king with some authority and insigb.t. Also, the city has <br />considered changing some of the par requirements for assisted living facilities and nursing <br />homes. He reminded the board that o guially the city had developed plans for this parcel, but due <br />to financial restrictions, decided that/it would be best to sell the property with deed restrictions. He <br />believed that the board could feel easier about granting a parking variance for this type proposal <br />than they would about .granting one for retail. R. Gomersall moved to grant to Castle Pines, to be <br />located on property currently shown at 30338 and 30374 Lorain Road, their request for a variance <br />to have a 5th story on middle portion of two buildings and also to grant the request for a variance <br />for 88 spaces less than requ.ired by code. Violation of Ord. 90-125, Sections 1138.05, 1138.06 and <br />1161.05. The motion was seconded by J. Maloney and unanimously approved. Variances granted. <br />Because of vacation conflicts, Chairman Gomersall advised that it would be necessary to change <br />the August meeting to July 27th and the September 7th meeting to August 31st. <br />The meeting was adjourned at 6:30 p.m. <br />R.
