Mr. Potz was asked if he wanted to withdraw and bring back a revised proposal or if h( <br />wanted the board to vote on tlus now. It was noted that plauning commission had recommended that the <br />variances be denied. Mr. Conway advised that if they changed the plan, it would have to be resubrriitted to <br />plazming commission. R. Gomersall moved to contiuue the request of valore Shopping Center, formerly <br />kuown as 24345 (VFW) and 24319 Lorain Road, to have a portion 6 parking spaces in front landscape <br />buffer; also the variance for loading areas which are blocking access aisles for parking spaces; the 5 foot side <br />yard variance for landscape buffers on east and west side; and the variance for a 5 foot rear landscape <br />buffer for portion of property that was 24319 Loraiu Road. Violation of Ord. 90-125, Sections 1139.07; <br />aud 1139.07. 'Me inotion was seconded by J. Maloney, and unanimously approved. Request continued. <br />2. Isabella's Cafe, 4579 Great Northern Blvd <br />Request for variauce (1123.12).Request variance to have fifth free standing sign on a business property; <br />request variance to have tenant signage on groiand sign; request variance to have changeable copy sigu; <br />request 4 foot, 2 iuch variance for location of sign in front setback aud location variance for encroaclvment <br />iuto the 35 foot prolubited tiiaugular area; request 6 iuch variance for height of ground sign; and 12 square <br />foot variance for excess sign area over that pennitted for a business u.nit. Violation of Ord. 90-125, <br />Sectious 1163.12(h); 1163.03(d);1163.12(b); and 1163.11(e). <br />Chairman Gomersall called all iuterested parties before the board. The oath was administered to Domiuic <br />Mihalik who explained that he wanted a grouud sign similar to the Frankie's sign. Mr. Gomersall explaiued <br />that, when the variauce for Frankie's had beeu submitted, the board had stipulated that there would be uo <br />more sigus for individual tenants siuce there are 11 businesses in that buildiug and each one would want a <br />sigu. He thought that drivers would have to go 5 miles an hour to read them. The board would like the <br />building owuer to come up with a more effective free stauding sign. Mr. Mihalik stated that the existing pole <br />sigu is owued by one of the teuants and contains names of tenants who are no longer in the shopping center. <br />He would have to reut oue of these inserts. It was suggested that he get together with the other tenants and <br />approach the owuer of the building to iustall a sign for all of them. Mr. Maloney advised that when they <br />granted the sigu for Frankie's that had requested that the owners get a copy of the motion wluch stated that <br />tlus was being grauted because the sigu was there. Mr. Mihalik advised that he had used a porcable sign on <br />weekends before they leaiYied that they could not have one, but it did help the business. Mr. Gomersall <br />stated that he would be williug to give graut a variance for a temporary sign. Mr. Mihalik agreed to change <br />lus request for a portable temporary sigu for 30 days. Mr. Couway was concerned that tlus type sigu miglit <br />lunder visibility fi-om the driveway. Mr. Mihalik stated that he had placed it about 50 feet away from the <br />driveway. Mr. Conway will meet with Mr. Mihalik to fiud a suitable location. R. Gomersall moved to grant <br />a request for a variance for Isabella's Cafe at 4579 Great Northern Boulevard to provide.a free standing <br />changeable copy, portable sigu iu fiā¢ont of their business at a location mutually agreeable with the Building <br />Commissioner for a period of 30 days to commeuce when the owner so desires. The motion was seconded <br />by M. Boyle, and unauimously approved. Variance granted. Mr. Mihalik was advised to call the Building <br />Department and inake anangements for the location and to check into the electrical connection and at that <br />time he can give thein a time period for when the sign will be up. It was suggested that he tallc to the owner <br />of the building about a common development sign and since all pole signs would have to be removed by <br />Jauuary 1, 1998 it was possible that somethiug could be done at that time. <br />3. Request variance to have two sheds on property (already installed); request <br />2 foot 6 inch side yard vai7ance for location of both sheds; and request 40 square foot variance for area of <br />secoud shed.
