y <br />Mr. -Strelau, architect, presented plans and advised that they had acquired the necessary variances and <br />have received approval from the Safety Department, Fire, Police, and City Engineer and believe that <br />they have addressed all the concerns of the planuing commission. In reference to the Fire Department's <br />report stating "Vehicle access shall meet the requ.irements of Chapter 1721 of the Fire Prevention Code <br />of the City of North Olmsted", Mr. Tallon questioned if the plan did, in fact, meet that code. Assistant <br />Buildiug Commissioner Rymarczyk was not sure, but assumed that it did. Mr. Tallon believed that the <br />answer was vague and he was not sure that the plan conformed. Mr. Strelau understood that they had <br />done a plan review. Regarding the back entrance, Mr. Strelau explained that there would be a hallway. <br />Mr. Tallon would like them to show the rear door on the site plan and indicate the hall. Mr. Strelau <br />stated that signage would be installed to indicate it was an entrance. There would be no sidewalk to the <br />front since there was a rear access. Mr. Tallon asked that it be made part of the record that the rear <br />door must remain unlocked during business hours so customers did not have to walk in the.parking lot. <br />Mr. Strelau clarified that the narrowest point of the exit drive would be a miuimum of 15 feet and would <br />be 20 feet at the widest poi4t. City Engineer Deiclunaun advised that he had not received a drainage <br />plan, but he did not anticipate a problem. Chairman Tallon stated that this will be sent to architectural <br />review board but he would like it returned to Safety for review for confoimauce to chapter 1721 and <br />ask that they advise if these radiuses would meet the requirements. Perhaps the Building Department <br />would :look into them as well. They would also like to see the building materials that are presented to <br />architectural review board. Mr. Mauning asked if the developer could advise if the video store was <br />definitely going in and if it would be a long term lease. He.was concerned that a second business might <br />move in that would have tractor trailer deliveries since there was no way a semi could get in there. Mr. <br />Strelau was not aware of the terms of the lease, but advised that since there was no loading dock it, the <br />building could not accommodate semi deliveries. He believed that businesses that had that kind of <br />deliveries were usually in the range of 20,000 to 30,000 square feet or above and this was a 6,000 <br />square foot building. R. Tallon moved to forward the Silverdale Plaza proposal, 26324 Lorain Road, to <br />the architectural review board and Safety and request that the building materials be presented at the ne}ct <br />meeting and that the rear door be shown on the site plan. The motion was seconded by T. Brennan, and <br />unanimously approved. <br />3) BP Oil Company, 29131 Lorain Road. <br />Proposal to construct gas station (existing station and adjacent mini-mart will be demolished). <br />Continued by Plauning Commission December 12, 1995. , <br />Heard by board of zoning appeals January 31, 1996. <br />WITHDRAWN BY DEVELOPER UNT1L MARCH 12, 1996 MEETING. <br />3) High Tech Pools, Sublot 11, North Olmsted Industrial Park. <br />Proposal to construct office/ warehouse facility. <br />Property subdivided by planning commission on December 12, 1995. <br />Referral to board of zoning appeals may be required. <br />Mr. Cerney, architect, advised that they are proposing to construct a multi-tenant building which will be <br />used partially by the owner, High Tech Pools with approximately eight additional tenants. High Tech <br />will occupy the first two bays, or approximately 25% of the building. Some outdoor equipment will be <br />stored in a fenced-in area, but everything else will be inside. Only have a small amount of start-up <br />chemicals will be stored in the building. Mr. Hammerschmidt, the owner, explained that the fenced-iu <br />area where they will keep trucks and also possibly some reinforcing rods, will be about 8 feet high. <br />They use trucks that are similar to pick up trucks with an open bed.
