11 <br />clarified for Mr. Koeth, that if there is a majox change in the style of the building, the owner would have <br />to return to the commission. Mr. Georgalis stated that he would have to find a tenant who could use a <br />building with that nu.mber of spaces. In response to Ms. Cameron Alston's question, Mr. Strelau <br />advised that the site plan shows the mansard is now returned on the east side aud that tlie 8 foot fence <br />would be of a consistent level as discussed previously. Mr. Rymarczyk clarified that the landscape plan <br />had been sent to Mr. Zergott who has not reviewed it as yet; however, that will be done prior to the <br />proposal going to bzd committee of council. R. Koeth moved that the approved plans for the Silverdale <br />Plaza proposal, 26324 Lorain Road, be referred on to the bzd committee with the stipulations that there <br />is the approval of the laudscape drawing by IVlr. Zergott, and also with the recommendations of the <br />architectural review board pertaining to the 4 foot mansard be wrapped around to conceal the units on <br />the side of the building, seconded by T. Brennan, and unanimously approved. <br />1) Alexander's (formerly Nightfall Night Club), 30850 Lorain Road. <br />Review of site plan. <br />Proposal to be referred to board of zoning appeals. <br />Heard by architectural review board February 21, 1996. <br />The representative was still not present, and the adjacent neighbors, who were present, were advised <br />that they would be notified if the proposal were to be on the agenda for the next meeting. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Christ The King Consolidation Plat. <br />T'he proposal is to combine perinanent parcel nos. 234-12-1 througb 5, and to lot split 234-12-22 and <br />23. Location is the south side of Lorain Road between Barton and Charles Road, and Barton Road <br />south of Lorain Road, which is the site of the existing Christ The King Church and proposed addition. <br />The combined parcel site is "split zoned" (Retail Business, General and A-Residence, Single) and the <br />proposal with the exception of required frontage for lot split parcels 234-12-22 aud 23 (which front on <br />Barton Road), conforms to Zoning Code requirements for area and frontage. <br />Referred to Law Department at meeting of February 13, 1996. <br />Mr. Robinson, consultant, and Mr. Schlegelmilch, representing the church presented the plans. Mr. <br />Robinson explained that when the first addition was constructed the additional lots that had been <br />acquired had never been combined and with this proposal they would like to combine all the lots that <br />are involved. They also would like to explore the possibility of rezoning the property so that it is all one <br />zone. The rezoning issue had been referred to the Law L7epartment at the last meeting. Assistant Law <br />Director Dubelko explained that the Law Director had advised that, since both schools and churches are <br />permitted in both districts there was no reason to rezone the lots. However, he clarified, that the <br />developer is free to request that the residential portions of the lots be rezoned if he so desires. This <br />should be presented to a member of council. Mr. Robinson did not believe that this would be a problem <br />with the church, they merely suggested it, since the city did not like split zoned properties. He explained <br />the plat to the members. City Engineer Deic]imauu advised that the plat showed both the lot split aud <br />the assembly so the commission could approve it with one motion. R.
