<br />Chairman Tallon moved to accept the proposal of Great Northern Dodge under the followin;- <br />conditions: the drainage drawings will be acceptable by the engineering department; with the inclusiol <br />of the foresters recommendations, and including all comments of arclutechual review board and the <br />plauuing commission. The motion was seconded by T. Brennan and unauiuiously approved. <br />2) Harsax Management Co, properiy located on the south side of Lorain Road, east of North <br />Olmsted Industrial Parkway, perma.uent parcel nu.mber 234-09-003. <br />Proposal to construct two office warehouse buildings in two phases. <br />No representative was present, therefore this proposal was continued until the next meeting. Mrs. <br />Fromeyer, a resident, was concerned about the hours of operation. Building Commissioner Conway <br />explained that these are multiple tenant buildings and, ,because the tenants will not be determined until a <br />later date, the hours of operation cannot be determined at this time. Mrs. Fromeyer questioned the <br />requirements for a light industrial zoning. Mr. Conway explained that they have standard setbacks <br />within the zone, and he believes the side yard setback is required to be at least 10 feet. " <br />R. Tallon moved to table the proposal of Harsax management proposal until next meeting. The motion <br />was seconded by A. Mauuiug aud unanimously approved. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Zehmau-Wolf and Sherman Re-Subd.ivision. <br />The proposal by Sunrise Development Company is to subdivide peiYnanent parcel no. 234-09-03, <br />located on the east side of North Olmsted Industrial Parkway at Lorain Road, into two (2) sublots. <br />Zoning is Limited Industry-Industrial Park entirely and both proposed sublots (nos. 13 and 14) conform <br />to zoning code requirements for area and frontage. <br />Assistant City Engineer McDermott explained that this subdivision is related to the proposal by Harsax <br />Management listed above. Mr. Wagner, developer, explained the proposal to re-subdivide this <br />property. Mr. Brennan thought, by surrounding the Fromeyer property, they are creating a maintenance <br />problem. Mr. Wagner stated the laud to the west, abutting the Fromeyer property, can be properly <br />maintained as a right away strip and can be enhauced. Mr. Wagner explained he does uot believe <br />Harsax Management plans on purchasing the Fromeyer property. Mr. Brennan felt that this creates an <br />irregular looking piece of property. Mr. Wagner clarified that the lots were created that way. In <br />response to Mr. Manning's question, the Fromeyers explained that their house is approximately 40 feet <br />from Lorain Rd. The members discussed the proposal among themselves. <br />Chairman Tallon moved to approve the proposal to subdivide. permanent parcel number 234-09-03, <br />located on the east side of North Olmsted Industrial Parkway at Lorain Road, into two (2) sublots. <br />Zoning is Limited Industry-Industrial Park entirely and both proposed sublots (nos. 13 and 14) conform <br />to zoning code requirements far area and frontage. The motion was seconded by K O'Rourke and <br />u.nanimously approved. The Commission felt that each building should be a separate proposal (phase 1 <br />and phase 2). Mr. Fromeyer explained there is a storm drain iluining from the property in question into <br />his and he would prefer that they do not change that drain. Assistant City Engineer McDermott <br />explained that it is a requirement that any lines intercepted have to be connected in. He clarified tha <br />there might be a question of legality of easement, however, he cannot address it at this time. <br />2
