Mr. Brennan does not <br />believe the tlree parking spaces in the front are workable, since the cars would back up into the <br />flower bed. Mr. Mongello advised that his prospective tenants wanted handicapped spaces <br />there. Mr. Brennan suggested relocating the door aud moving the handicapped spaces to the <br />east side. Ifthey do get the Iuiaging Center, that would be feasible, but at this point they do not <br />laiow. Mr. Tallon suggested laudbanking the front spaces, ifthe tenant does not need them. Mr. <br />Mongello suggested using the kind of block that grass could grow through. Mr. Herbster <br />agreed that the front spaces should be eliminated. Mr. Mongello responded that, if they did not <br />get the imaging center, and divided the building into small units these spaces would be needed. <br />Mr. Brennan and Mr. Koeth agreed that it would be eatremely difficult to back out. Mr. <br />Mongello advised that the drivers in those spaces could go out the west drive and stated that <br />they were trying to save a large tree. He maiutained that it was important to have parking in <br />the front so people could see the parkuig. After some discussion, it was decided that it would <br />be better to have a circular diive with a drop off point and one handicapped space with the <br />others on the east in order to add more green area and reduce the front setback variance. Mr. <br />Mongello will present tlus to lus client. It was noted that the H.V.A.C. units are in the drive, <br />but this could be changed. He clarified tlus plan cannot be definite until there is a defivite <br />tenant, but he should kuow by the time the proposal comes back. He would like to start on tlze <br />exterior in October whether these doctors take it or not. Mr. Tallon repeated that the rear drive <br />could be reduced so the rear buffer would conform. He suggested that the first parking space <br />off Lorain Road on the south east corner be eliminated because it is a safety hazard. Mr. <br />Mongello would consider it, but they possibly will need all the spaces. There is a loading zone <br />shown on the revised plans, but not on the plans the members received. If the sigu needs a <br />variance, they would prefer to discuss that later. <br />R. Tallon moved to refer the Mongello & Associates, Inc. Office Building, 25128 Lorain Road <br />(former fire station), proposal to remodel existing building for office use, to the board of <br />zoning appeals with the notation that the 3 foot variance in the rear will be elimiuated; the <br />special pennit to a add to a uon covforming dwelling should be granted; 7 foot variance to park <br />on the east side should be grauted since the developer has indicated that there is a possibility of <br />combining the two parking lots; the variance to put parking in the front setback will be reduced <br />with the installation of a circular drive with one parking space be granted, but the cominission <br />does not know the exact amount of the variance at this time but it will be reduced from 16 feet <br />and request that the developer do all that he can to remove the parking in front or whatever is <br />necessary for the customer. The motion was seconded by T. Brennan, and uuanimously <br />approved. <br />4) Fraternal Insurance Co., Orthodox Society of America, 29510 Lorain Road. <br />Proposal to convert existing single family dwelling to an office use including review of site plan <br />and parking. Refenal to board of zoning appeals will be required. <br />Nlr. Rozukalns, arclutect, and Mr. Lichvarik, presideut of the Society, presented the plans. <br />Mr. Lichvarik explained that they intend to remodel this home, which is situated a one acre <br />parcel, into a corporate office for the Orthodox Society of America Fratemal Insurance <br />Company. The builduig will not be expanded, but they will be adding a portico in the front; <br />installing 10 parking spaces with a drive off Lorain Road; and adding extensive landscaping. <br />4
