Office Building, 25128 Lorain Road (former fire station). <br />Proposal to remodel existing building for office use. <br />Heard by board of zoning appeals October 2, 1996. <br />Mrs. Kopco and Mr. Mongello, architects, presented revised plaus wluch reflect the variances t}iat were <br />granted. 1VIr. Mongello, explained that this is an enterprise zone which would be an advantage to the <br />MRI people, their original prospective tenant, but they had to be in the building by November lst which <br />would be impossible. There is another possibility for a medical emergency facility. He pointed out that <br />the minutes stated office, but at tlus point, they cannot say positively that this will be an office, and they <br />may end up with a retail use. They have rejected several automotive aud food businesses. Mr. Brennan <br />noted that an existing medical building was not fully occupied and he had heard rumors that au abortion <br />clinic that was trying to get in. Mr. Mongello stated that there would be no abortion clinic. He is hoping <br />that the MKI people will come back, because they would be an asset to the city, but he estimates that it <br />would take at least 45 days to do this work. They cannot start his office addition until this space is <br />leased. Tlus property is zoned retail, but if tlus is leased for. a retail use, there might have to be some <br />changes to the plan, specifically the curved drive. Mr. IVlongello stated that there were some retail uses <br />that he would not accept because his offices will be in back. Mrs. Kopco explained the variances that <br />were granted. There will be 8 foot light poles with 50 watt halogen lights. It was decided to refer this to <br />arclutectural review board, but then it could go right to BZD committee of couucil. <br />R. Tallon moved to accept the proposal of Mongello and Associates, Inc., 25128 Lorain Road (former <br />fire station), proposal to reinodel the existing building for office/retail use. Brevuau, aud <br />unanunously approved. <br />3) Homestead Village Hotel, located on the south side of Country Club Blvd., east of the proposed <br />Marriott Courtyard, north of I-480, aud west of Colwnbia Road. <br />Proposal to coustiuct hotel. <br />Continued from planning commission Septeinber 24, 1996. <br />Referral to board of zoning appeals is required <br />Mr. Newberry, engineer, introduced the Mr. Jobeson, Ms. Burns, Mr. Trejillo, all representing <br />Homestead Village. He re-submitted site plans as requested at the last meeting wluch show the <br />following: the single driveway is 90 degrees to the street line, the western most entrance has been <br />eliminated because it interfered with the east driveway of the Courtyard Hotel; and since there is au <br />easement between the two properties, they will be using the Courtyard eastern drive as their western <br />drive. The eastem drive has been turned so that the apron area is perpendicular to the right of way, <br />because of the easement to the property to the east which is vacant. The apron ou the east does have a <br />25 foot radius. They will be asking for variances because the 20 foot wide canopy will be encroaching <br />into the 100 foot front set by approximately 19 feet on the west side and 18-1/4 feet on the east of the <br />canopy. He noted that tlus is less than what Courtyard was granted. They will also need a variance <br />because there are kitchen facilities in the rooms because it is an extended stay hotel, similar to Studii <br />Plus which was recently approved. He presented the photometric plan showing 25 foot lugh pol <br />fixtures with 400 watt metal halide lamps with sharp cut off style so there will be zero or close to zero <br />foot candles at each of the property lines, with the exception of the east driveway to aid whoever <br />2
