? <br />CITY OF NORTH OLMSTED <br />PLANNING CONIlVIISSION <br />MIlNUTES -JANUARY 9, 1996 <br />1. ROLL CALL: <br />Chairuzan Tallon called the meeting to order at 7:45 p.m. <br />Present: D. Cameron Alston, T. Brennan, T. Herbster, R. Koeth, T. Mauning, K. O'Rourke, and <br />R Tallon. <br />Also Present: Assistant Law Director Dubelko, Assistant Building Commissioner Rymarczyk, Assistant <br />City Engineer McDermott, and Clerk of Commissions Oring. <br />U. REVEEW AND CORRECTION OF MIlNUTES: <br />R. Tallon moved to approve the minutes of December 12, 1995 as submitted, seconded by K. O'Rourke <br />and unanimously approved. <br />III. BUII,DING DEPARTMENT REQLTESTS: <br />1) Scott Minnick, 30993 Lorain Rd. <br />Proposal to build storage/office building and have outdoor storage of hardscaping. <br />Request determination of a like and similar use to sell patio stones, bricks, and other materials used in <br />landscaping other than plant materials (not listed in section 1139.01 of the Zoning Code). <br />WITHDRAWN IJNTIL JANUARY 23, 1996. CONTINUED AT ARCHITECTURAL REVIEW <br />B OARD MEETING. <br />2) O.S.V. Productions, 29587 Lorain Road <br />Proposal to construct two story office building. <br />Heard by board of zoning appeals December 6, 1995: <br />Continued by developer at planning commission meeting December 12, 1995: <br />Referral to board of zoning appeals will be required. <br />Mr. Acciarri, architect, presented revised plans which include some changes required by Building <br />Commissioner Conway. He explained that at the suggestion of planuing commission, the owner <br />investigated doing a co-development with the parcel to the west. When they failed come to an <br />agreement with that owner, they presented revised development plans for the easternmost property and <br />subsequently received variances from the board of zoning appeals. After that, discussions were resumed <br />and a purchase agreement has been drawn up with the owner of the adjacent parcel and Mr. Smith, the <br />owner of O. S. V., who will also retain ownership of the original parcel. They are now presenting a <br />master plan for both parcels which will be developed in phases. Phase one will be the construction of a <br />one story, 6,000 square foot offtce facility for O.S.V. behind the existing building on the westernmost <br />lot. This is a reduction of the original proposal which was for a two story, 8,000 square foot building <br />with tenant space. Phase two would be to renovate the existing building, and phase 3 would be add an <br />office development to the east. He explained that the parking on the westernmost lot was somewhat <br />limited, and since O.S:V. did not need exposure on Lorain Road and did not require as much parking or <br />deliveries by large trucks, developing to the rear of the lot was not a problem. They are also proposing a <br />park like area on the east to be used as a background for outdoor photography.
