The pole sign has four tenants on it now, and none <br />of them blend in now, but since it will only be up until 1998, Mr. Zergott did not believe the board <br />could do much until the sign has to be removed. Mr. Yager is concerned about approving it for a year <br />and a half. Mr. Rymarczyk advised that the board of zoning appeals will have to address the pole sign. <br />B. Zergott moved to accept the American Commodore Tuxedo sigu, 26400 Lorain Road, as presented <br />until January 1, 1998, at which time it will be dealt with. The motion was seconded by T. Gallagher. <br />Roll call on motion: Zergott, Gallagher, Krieger, and Liggett, yes. Mr. Yager, no. Motion carried. <br />N. OLD BUSINESS: <br />Mr. Yager was advised that the landscape plan for Alexander's had been submitted and Mr. Zergott <br />had signed it. The landscape plans for O.S.V. and Silverdale have not been presented as yet. <br />V. NEW BUSINESS: <br />1) Seaman's Furniture, 24869 Lorain Road. <br />Proposal to construct addition to existing building. <br />Heard by board of zoning appeals February 28, 1996. <br />Mr. Baker, owner, Mr. Coyne, attorney, and architects, Mr. . Mongello and Ms. Kemp-Kopco <br />represented Seaman's. Neighbors, Mr. and Mrs. Steffen, Mr. Mencke, and Mr. and Mrs. Dublo were <br />also present. Mr. Mongello presented colored renderings of the site plan which included the planning <br />couvnission's recommendations: some of the rear parking spaces have been landbanked; a mound <br />with landscaping on top has been added; an entry door has been added on the west side. Mr. Zergott <br />advised that the forester had asked that they move the bu.ffer closer to the parking lot to save the trees <br />beyond the lot. In reference to this report, Mr. Mongello and Mr. Coyne were concerned because if <br />the parking were needed later, the mound and landscaping would have to be removed. The forester <br />wanted several other spaces deleted, but the developers believe these are necessary because they are <br />adjacent to the new entry. Mr. Coyne pointed out that the code did require a certain number of <br />spaces. Mr. Baker noted that planuing commission had requested the landbanked spaces, his tenant <br />would prefer to install them in case they ever needed them, but he agreed to it to appease the <br />neighbors. Their tenant might not accept putting landscaping were parking might be needed later on. <br />Mr. Steffen, the neighbor to the rear who abuts the property on two sides, thought that planuing <br />commission wanted several more spaces landbanked in the area of the new entrance, where he <br />believed it would be even more important to him because_the new entrance faced his house. He would <br />prefer mounding and trees completely around his property lines. He presented photographs proving <br />that his 7 feet tall hemlocks did not give him any protection, and noted that without the buffering his <br />property would be exposed to the building, parking lot, and Lorain Road. Mr. Yager believed that the <br />4 foot mound with evergreen on top was a good attempt to solve the problem. This mound would kill <br />Mr. Steffen's existing trees which would expose his property to everything on Lorain Road. The <br />forester had suggested the mound be deleted in this area and hemlock trees be planted instead. Mr. <br />Steffen noted that when the Baker's Furniture addition was proposed previously, it was larger <br />building, but only 85 spaces had been requested, and questioned if these spaces were needed. The <br />members discussed several d.ifferent options with the developers. Mr. Menke, who lives to the rear, <br />was mainly concemed about security, and believed that, if an 8 foot fence were installed on a 2 foot <br />mound, it would be easier to remove. The members agreed that an 8 foot fence looked like a fortress. <br />2
