Mr. Black believed that his property should be rezoned to commerciaL Mr. <br />Gareau believed that the variance should be granted with the notation that it is not subject to the one <br />year limitation. J. Maloney moved to grant to BP Oil Company, 29131 Lorain Road, a 42 front set back <br />variance; a 5 foot, 2 inch variance on the west side; an 18 foot rear yard variance; a 5 foot variance for <br />rear buffer area; a variance to sell and display goods in the 75 foot front setback. This variance is not to <br />be subject to the one year expiration. The motion was seconded by W. Purper, and unanimously <br />approved. Variances granted. Mr. Duffy explained that he could not continue on with this proposal until <br />March and Mr. Black and Mr. Drellishak were advised when the meetings would be in March. <br />10. O.S.V. Productions, 29587 Lorain Rd.(property located behind Perforuiance Cycle Shop <br />Request for variance (1123.12). Request 8 foot variance for 20 foot side yard buffer on side street <br />(Christman Drive). Request variance to have second ground or pylon sign near driveway on Christman <br />Drive and variance to place ground sign in 35 foot prohibited triangular area. Violation of Ord. 90-125, <br />Section 1139.08 and 1163.12(b). <br />Chau7nau Gomersall called all interested parties before the board. The oath was admiuistered to Mr. <br />Acciarri, architect, who explained that the plans that they had presented previously had been for the lot <br />next door, and this will be a total different proposal since they have now purchased this lot at the corner <br />of Lorain Road and Christman Drive. The two lots will be combined and the bu.ilding will be to the rear <br />of the existing building. They will need an 8 foot variance along Christman Drive since there is a 12 foot <br />bu,ffer area existing with 12 mature trees which will be maintained. Variances will also be needed for " <br />second small ground sign, approximately 2 foot by 4 foot, and for location which will have to be located <br />in the 35 foot prohibited triangular area. He explained that the sign would be adjacent to the existing <br />curb cut and will be parallel to Christman Drive so as not to obstruct visibility. He clarified that they will <br />be continuing the development in phases: phase 2 will be the renovation of the front building, and phase <br />3 would be a small office building going across the next lot. The members had no problem with the <br />request. R Gomersall moved to grant to O.S.V. Productions, 29609 Lorain Road, an 8 foot variance for <br />20 foot side yard buffer on side street (Christman Drive). A variance to have second ground or pylon <br />sign near driveway on Christma.n Drive and a variance to place grou.nd sign in 35 foot prohibited <br />triangular area. Silverdale Plaza, 26324 Lorain Rd. <br />Request for variance (1123.12). Request an approximate 2 foot variance from front setback for <br />building. Violation of Ord. 90-125, Section 1139.07. Request 10 foot variance to have parking in 20 <br />foot front landscape buffer; request 3 foot variance for side yard setback on east side and 2 foot' <br />variance for parking within 10 foot buffer area on east; request 3 feet for side yaxd setback on west and` <br />2 feet for parking with 10 foot buffer area at west. Request variance to have only one drive for parking r <br />area with over 20 car parking; request variance to have extra wide two lane driveway; request variance <br />for driveway which will not be at 90 degrees to the street; request variance to have loading zone within? <br />50 feet of residential area. Violation of Ord. 90-125, Sections 1139.07; 1161.10(a) 1161.10(b) and <br />1161.13(b). Also request variance for location of monument sign which will be in the prohibited 35 ' <br />foot triangular area and will be located within 25 feet of side lot line. Violation of Ord. 90-125, Section <br />1163.12(b). Referred by plauuing commission January 9, 1996. <br />6
