COMIVIUNICATIONS:
No items.
N. HEARIlNGS:
1) Rae Ann Thomas, 24001 Frank Street
Request 8 inch variance to have ceiling height of 6 foot, 10 inches in dormer addition. Miniinum ceiling
required is 7 foot, 6 inches per C.A.B.O. Section IZ-205.
Will be heard by the board of zoning appeals ou July, l 11, 1996.
Mr. Burk admiiustered the oath to Mr. and Mrs. Ray 'Ihomas, who explained due to the existing ceiling
joists ruvning across the house they need to raise the ceiling slightly higher than code requires. He
clarified that they want to add on a dormer and would like to keep the ceiling height consistant through
the front of the dorm. He stated that the attic is already finished and now they wish to add some light
and air ventilation. Chairman Burk clarified that originally this was an unfuiished attic wluch had been
finished before Mr. and Mrs. Thomas purchased the home. W. Engoglia suggested they raise the
ceiling joists in the new dormer about 6 inches by just raising them up on the rafters. It was explained
that this would give them a height of about 7 foot 4 inches. The members discussed the proposal
among themselves. It was clarified the majority of the ceiling would be at 7 foot 4 inches except for the
comers and the ceiling joists will be attached to the rafters. Mr. Thomas agreed to raise the ceiling
joists 6 inches and attach them to the rafters. P. Engoglia moved to approve the proposal under the
condition the ceiling joists be raised an additional 6 inches, and attached to the rafters, without touclung
the configuration of the dormer. The motion was seconded by D. Spoerke and unaviinously approved.
In response to Mrs. Thomas' question, Chairman Burk stated the codes have been in existance a long
time in North Olmsted. He clarified that, when the house was built, it was probably built according to
code. The codes, however, are occasionally updated as needed. It was explained that the reason the
codes are changed is for the betterment of the coinmwuty.
2) William Beudersen, 24213 Gessner Road.
Request 6 inch variance to have ceiling height of 7 foot in upstairs af two story additiou. Minunum
ceiling required is 7 foot, 6 iuches per C.A.B.O.
