ROLL CALL: <br />Chainnau Tallon called the meeting to order at 7:45 p.m. <br />Present: T. Breunan, T. Herbster, R. Koeth, K O'Rourke, and R. Tallon. <br />Absent: D. Cameron Alston and A. Ndauning. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R Tallon moved to defer the minutes of February 11, 1997 until they are available, seconded by R. <br />Koeth, and uuaviinously approved. <br />III. BUII,DING DEPARTMENT REQUESTS: <br />1) Forest City Auto Parts, 23789 Lorain Road. <br />Proposal to expand building. <br />Refenal to board of zoning appeals is required. <br />Withdrawn from agenda 2/11/97. <br />Mr. Kline, architect, presented plans for the expansion and explained that the addition was needed <br />because the building did not have a sufficient parts area to support their business causing them to have <br />frequent deliveries. In order to stay at this location, the additional space is needed. During the <br />coustruction of the addition they will be renovating the interior to make it more efficient as well as <br />updating the exterior of the building. At present the building has 4,600 square feet, with 1,000 square <br />feet of display area, 3,300 square feet for stock and 300 square feet of office area. The addition will <br />bring the building up to 6,300 square feet 1,900 square feet will become the display area, stock area will <br />be increased to about 4,000 square feet, office area will be increased to 440 square feet. They have <br />studied the traffic pattei-us and noted that frequently cars come off David Drive and over the curb to <br />park diagoually against the building. T7iey plan to limit access from David Drive by creating landscaping <br />that so that all the custoiner traffic must come to the frout of the building. They plan to have nineteen <br />parking spaces including one handicapped space and he explained that, based on the aggregate area of <br />the building, fifteeu spaces would be required for the expauded facility; 10 spaces for the 1,900 square <br />feet of customer area aud 4,000 square feet for stock area and that 5 spaces for employees. In addition, <br />they will be installing a panel facade on the building to accoinmodate a new box sign which will be <br />slightly larger the what is currently there; overall it will be 4 feet high by 55 feet long including the box <br />aud the backgrouud, the sigv itself is probably about 48 feet long. Regarding the exterior of the <br />building, the brick will match the existing brick, and some setback variances will be needed to allow for <br />the expansiou. Chau-inau Tallon asked about the window air couditioner in the back of the building with <br />a four foot walk below it, w}uch appears to be on another piece of property. It was determined that <br />Forest City owned the building, and Nlr. Tallon would like some information presented that they had <br />permission to have it there. A representative, who was in the audience, presented pictures of the <br />buildiug. Tlie meinbers discussed the parking and the air conditioner privately. It was determined that <br />there were downi spouts on the other property as well. Mr. Brennan asked if they could uot apply for a <br />couforming pylon sign iustead of using the pole sign wluch must come down in 1998. Mr. Kline <br />believed that would be possible.
