Tallon, K O'Rourke, T. Brennan, T. Herbster, and R. Koeth. <br />Absent: A. Manniug and D. Cameron-Alston. <br />Also Present: Assistant Law Director Dubelko, Building Commissioner Conway, and Assistant <br />Clerk of Commissions Cornish. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />R. Tallon motioned to approve the minutes of May 13, 1997, seconded by T. Brennan. Roll call on <br />motion: R. Tallon; T. Brennan; K. O'Rourke; and T. Herbster, yes. R. Koeth abstained. <br />III. BUII.DING DEPARTMENT REQUESTS: <br />1) Developers Diversified Realtv Cornoration (DDRC) Great Northern Limited Partnership, <br />25975 Great Northern Shoppin Cg enter Proposal to modify storefronts in Great Northem Shopping Center from Bruegger's Bagel Bakery to <br />Plus Sizes as phase I. Mr. Barrow, represented the new owners of Great Northern Plaza, and Mr. Herschman, architect, <br />presented smaller copies of the plans. As one of the premier shopping center developers in the,country, <br />they intend to bring life back into the shopping center. Over the next year or two they intend to change <br />the center's physical appearance by changing the entire facade, the landscaping, parking, and lighting. <br />The first project is the Home Place which is under construction and has been approved wi#h the same <br />facade that exists now so it would look the same as the rest of the strip. However, they are taking this <br />opportunity for redeveloping the entire center. The first phase is the Home Place and the tenants adjacent <br />to it from the Bruegger's Bagel Bakery on down through Plus Sizes and over to the license bureaus. This <br />phase will include the facade, sidewalks, and the amenities that are associated with them His primary <br />purpose is to focus on Home Place and how it will fit into the rest of the project. The Home Place <br />building will be turned over to Home Place for fixturing by the end of August. They would like to be <br />under construction and substantially out of the tenants way by the end of October for the holiday season. <br />Mr. Herschman presented the elevations, and explained that Kids `R' Us has come up with a unique <br />idea for a proto type store. The gray concrete sidewalk will be replaced with a colored concrete walkway <br />interspersed with landscaping. The architectural elements will go up arid down with complimentary <br />materials; such as, masonry units, EFTS (acrylic stucco) , being used sparingly so that the facade <br />actually curves as opposed to being a flat element: There will be awnings over the smaller stores, but the <br />awniug will break over the Home Place, since the larger stores.are destination stores, and it will have a <br />low pitched portico Type entrance, and Plus Sizes will have a marquee type entrance. The awnings will <br />resu.me over the license bureaus and the Bruegger's canopy will have a trellis effect. There will be a <br />variety of materials to keep from givmg the look of a solid wall. Signage has been organized with the <br />smaller tenants having uuiform signs and the larger stores will have signs that are unique to their store <br />fronts. The Kids "R" Us facade rolls out from the flat back ground and has a multi colored sigu, which <br />they have toned down somewhat. The treatment on the far east end will be repeated on the far west to <br />give a bookend effect. 'Tlie walkways will have plantings and create areas where people can congregate. <br />This will give a frame effect with translucent glass, which during the evening, will light up and glow <br />almost giving the effect of a bell tower. They want to move away from the typical green roof and give
