NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1) Thomas Kelly.Assembly Plat ( 30514 Lorain Road ) <br />The proposal is to combine permauent parcel numbers 233-08-10 and 233-08-019 into one (1) parcel <br />which is the site of Paletta's Auto Trim. Location is the northwest corner of Lorain and Barton Roads, <br />and Zoning is Retail Business, General, Entirely., <br />Mr. Brenner, contractor, explained that they will be combining two separate lots in order to build the <br />addition. There were no questions or comments on the proposaL <br />R. Tallon moved to accept the Thomas Kelly Assembly Pla.t, 30514 Lorain Road, a proposal is to <br />combine permanent parcel numbers 233-08-10 and 233-08-019 into one (1) parcel which is the site of <br />Paletta's Auto Trim. Location is the northwest corner of Lorain and Barton Roads, and Zoning is <br />Retail Business, General, Entirely. The motion was seconded by T. Brennan, and unanimously <br />approved. <br />2) Vienna Woods Subdivision No. 4 <br />The proposal is to subdivide sublot "A" of the Vienna Woods Lot Split into twelve (12) residential <br />lots. Location is east offWoodside Drive and south of Gessner Road. Zoning is C-Residence, Single <br />entirely, and all proposed sublots conform to zoning code requirements for area and frontage. <br />Mr. Bartel, Vienna Construction Company, presented the plat and explained that this would be the last <br />phase. The members studied the plat. Vienna Construction will be developing the property. A resident, <br />Mr. Sara, questioned if the grade would match the grade of the existing houses in the area. He believed <br />that this property is higher than the adjacent land. Mr. Tallon explained that they have to maintain all <br />their own water on their own property, so no water will drain onto others' property. City Engineer <br />Deiclunann explained that the city has more stringent requirements that were in place when the original <br />development was constructed. This development cannot drain water onto another property, and that, <br />along with the increased storm water retention requirement should not cause lum any drainage <br />problems. It was clarified that the storm water retention would be underground, and a portion of it <br />could be in the rear yard easement area. Mr. Bishilany, another resident; was told that this property <br />drains into the sewers in their back _yards. He noted that the area is like a swamp land and there is <br />stand.ing water there now. He yard will not dry out until this property dries out. He is not happy with <br />this situation. Mr. Deichmaun explained that when they present the improvement plans they will have <br />to address the drainage on all of the parcels that they want to develop and they have to take the water <br />into their own sewer systems. Their retention must be capable of handling all of the water that falls on <br />their site and any other water that might drain onto their site from other properties, they will not be <br />able to drain on other properties. Mr. Bishilany wanted.to know if they would have to take the sewers <br />out that drain onto his properiy. Mr. Deichmann stated that they would have to address this with the <br />improvement plans. Mr. Tallon stated that they had to develop according to the codes of North <br />Olmsted and he advised residents would be notified when the improvement plans are discussed. <br />R. Tallon moved to accept the proposal of Vienna Woods Subdivision Number 4 to subdivide sublot <br />"A" ofthe Vienna Woods Lot Split into twelve (12) residential lots.
