1 <br />•' ? ??w? <br />noted the lot has been split off and the vacant area has been developed into parking. The <br />character, materials, and styling on the exterior of the existing structure will be duplicated exactly. <br />The ballroom will be one story high, however the entire addition will be s'vx stories high. Mr. <br />Scott pointed out the various entries on the plan. The materials will be E.I.F.S. material (Dryvit <br />or stucco looking), with brick columns and painted metal railings. It was clarified the colors for <br />all the materials used on the addition will match the existing structure. Mr. Scott explained there <br />will be awnings and recessed balcony bays. The color of the canopy will be similar to the Dryvit <br />and will have brick columns. The locarion of the Dryvit as opposed to the masonry was discussed <br />in accordance with the plans. Mr. Childs clarified the ends of the suite floors are generally brick. <br />Mr. Yager noted there was no brick near the ball room pedestrian entrance. He believed the <br />loading zone was in the most appropriate Yocation, but was somewhat concerned about its <br />proximity to Great Northern Boulevard. The members discussed two options for shieldiug the <br />loading dock so that it is shielded from Great Northern Boulevard. Building Commissioner <br />Conway explained in the past the zoning code required that the loading zone be located behind <br />the building. Planuing commission believed the code was too restrictive, and it has since been <br />revised to allow loading docks in other locations as long as it is addressed arclutecturally. Mr. <br />Scott explained that the parking has been expanded. In an attempt to screen Great Northem <br />Boulevard from the doclc, Mr. Scott explained landscaping has been added between the parking <br />lot and Great Northern Boulevard. Mr. Liggett wondered if that landscaping can be mounded. If <br />permitted, Mr. Scott agreed to mound this buffer, but cautioned it may interfere with the city <br />right-of-way. Mr. Scott explained, he will build a grill-like wall arou.nd the trash enclosure. He <br />advised the size of the trash compactor is about 30 feet. Mr. Yager noted there is an existing <br />compactor and a dumpster. Mr. Scott believed there will only be one. Mr. Yager wondered if the <br />facility has docking hours. Mr. Childs agreed to check with operations, as the truck dock is <br />something new. Mr. Gallagher believed the parking did not leave enough room for the truck. <br />Mr. Liggett suggested moving the spaces toward the building to allow landscaping along the <br />loading dock. He noted this would assist in shielding the loading dock from the view of people <br />traveling north on Great Northern Boulevard. Mr. Yager suggested that the truck dock be angled <br />in such a way to buffer it from Great Northern Boulevard. He noted this may solve the problem <br />without depending totally on landscaping. Mr. Liggett advised this ma.y block the emergency <br />drive. W. Scott agreed to explore both options and come up with a revised plan. Mr. Gallagher <br />noted, due to recycling, two dumpsters may be necessary. Mr. Yager requested that all dumpsters <br />be enclosed. Mr. Liggett believed the dock should be shielded coming from either direction on <br />Great Northem Boulevard. The board members agreed to review the revised plan independently. <br />Mr. Yager read the following comments from Mr. Zergott: the ivy may ruin the Dryvit; change <br />all bayberiy to lower growing shrub in the parking islands (they grow to large and dense and will <br />become a visual barrier); use taxus as Viburnum Carisii will overgrow specified area with the <br />serviceberry; add some low evergreen plantings for fall to spring interest do not take all pygmy <br />barberry out; and use maple or oak or more ornamental crabs in place of the liquidamber <br />styraciflua problems with survivability on these types of sites with sweet gum Mr. Scott was <br />given a copy of Mr. Zergott's comments concerning the landscape plan. Mr. Scott agreed to <br />revise the landscape plan accordingly. Mr. Scott noted, they have not been able to get the owner <br />to sign off on the ivy plants, but agreed to use a gri1L Mr. Yager believed the grill would work <br />nice with the ivy. It was clarified the new parking area will include lighting similar to the existing <br />lighting. Mrs. Krieger and Mr. Gallagher felt that the lighting would be sarisfactory. Mr. Scott <br />2
