i
?
be taken care of when the additiou is built. T1ie developers have not actually detennined whose property
the chain link fence is on. The board would not recovunend having two fences uext to each other. As far
as the water problems are concerned, Mr. Limpert had vvlitten a letter wluch explaiued how the water
problems happened. Mr. Yager explained that their review would uot cover the water retention, but this
would be handled by the Eugineering Department. Mr. Burke stated that the City Engineer had advised
that they had intended to have a retention study on the rec. ceuter property last year, but the mouey had
not been available. But the city does intend to do sometlung on theu• property, and the retention on this
property might not solve all the problems until the city does soinetlung. He clarified that the wood
fence would not be directly on the ground, it would be raised up slightly ou posts so that if there was
standing water, it would not rot the feuce. T'he curb on the new paviug would contain the water on lus
land and the retention should help the problem somewhat. Mr. .Gallagher explained the retention to the
neighbors. Mr. Zergott would like the forester to look at the trees, since if the city is requiring them to
change the grade, some of the existing trees might be dainaged. Mr. Shartinau stated that he had
planted these trees, they are not large, and could be transplanted. Mr. Zergott believed that it would be
best to remove the trees, change the grade and then replant them. W. Gabriel, a neighbor, would like
the chain link fence to remaiu, since the board on board fence will be lugher off the ground,. and he
needed to contain lus pet. The members do not want two feuces side by side since it would cause a
maintenance problem. Since they are not sure whose property the feuce is on, it would be up to
whoever owns it, to remove it. Mr. Liggett noted that wheu a board on board fence is iustalled and
someone has another fence, the close offpieces can be attached to the other fences to accominodate the
neighbor, that way Mr. Gabriel's yard would be contaiued. He also suggested if there were a problem
with it being too high off the ground, N1r. Gabriel could plant soine sluubs along the bottom It was
decided that if Mr. Shartman owned the fence, he should take it down, but if it is Mr. Gabriel's fence; it
would be up to hirm.
M. Yager moved to approve the Cneat Northem Dodge, Project nuinber 2, located at 26100 Loraiu
Road, plans as presented with the followiug conditions: that they follow through on the board fence and
eliminate the chaiu link fence in its location; that the forester review the situatiou and makes lus
recommendation and that the Engineeriug Department continue to work on a solution with the water
conditions having to do with the rec. center; and that duiing the constiuctiou of the addition, they solve
the gutter and light situatious that are existing. The inotiou was seconded by B. Zergott, aud
unanimously approved. Mr. Zergott clai7fied that the forester is supposed to review whether the two
foot berm shown on the plans is possible and how inany existing trees would be damaged by that, and if
he does recommend a two foot lugh bei-in, some of the trees inight have to be transplanted or the two
foot berm would have to be denied.
2) Rini-Rego Supermarket, 23000 Loraiu Road.
Revised proposal for a front canopy desigu.
Originally approved by planviug comuiissiou on Noveinber 14, 1995.
Referred by planuing commission Jiuie 11, 1996.
Mr. Strelau, architect, presented a list of buildiug matei7als: the bi-ick will be Glen Gery, Charlevoix
Velour; the metal standing seam roof will be M.B.C.I. classic green, aud the paint will match the brick.
He submitted a photo board showivg the existing couditious and explained that this project has been
revised several times, mostly due to Uudget constraints. Originally there were to be two additions, a rear
cooler additiou that would be enclosed with brick to match tlie walls, and an elaborate vestibule addition
that would have new entiy doors, offices, and expanded seivice areas. He showed a rendering of what
had been proposed. Now they have elected to redesigu the pi-oject. T7ie cooler addition will remaiu, but
2
