CITY OF NORTH OLMSTED <br />ARCHITECTURAL REVIEW BOARD <br />MIlNUTES - OCTOBER 22, 1997 <br />I. ROLL CALL: <br />Chairmau Zergott called the meeting to order at 5:30 <br />Present: T. Liggett, M. Yager, and B. Zergott. <br />Mrs. Krieger arrived shortly after roll ca1L <br />Also Present: Assistant Building Commissioner Rymarczyk and Clerk of Commissions Oring. <br />II. REVIEW AND CORRECTION OF MIIIUTES: <br />T. Liggett moved to approve the minutes of July 17, 1998 as presented, seconded by B. Zergott, <br />and unanimously approved. <br />III. SIGNS: <br />1) Harsax Inc., North Olmsted Industrial Park, Phase 1, Lorain Road. <br />Review of ground sign and sign criteria for. entire development. <br />It was clarified that the signs are before the board, because they had not been presented with the <br />building plans. Mr. Cooper, representing Harsax, advised that this proposal was just for the signs, <br />the landscaping had been approved, but it has been relocated from its origiual location. He <br />explained that they planned to use the dark brown brick to match the brick on the building and the <br />center section would be tile to match those over all the entryways in the build.ing. The letters will <br />be cut out alu.miuum in gold. There will be ground lighting on either side of the sign. No variances <br />are required. Mr. Yager noted that the sign was one foot offthe ground and four feet high, but the <br />plan showed hedges around it and he questioned if there were any one foot high hedges. This was <br />only on the artists rendering, and no hedges are planned. There is to be a mulch bed in front <br />possibly with some annuals, and some trees behind it. Mr. Zergott mentioned that the two different <br />types of ground cover phlox and seedum, were the same height, and he thiuks that their landscape <br />arclutect could suggest something better, perhaps by keeping the phlox around the border and <br />going with an annual, rather than seedum, something that will get taller than the phlox. He <br />suggested that they change the 17 potentilla behind the sign to a gold mound spirea, wluch will <br />give more color. He aLso noted that they had been asked previously to connect the trees in beds in <br />order to give more unity to the planting, and asked that they consider this in the future. Mr. Yager <br />suggested that they put a cap on the brick on the sign, and the members all liked the sign. <br />M. Yager moved to approve the Harsax ground sign with the following conditions: that the <br />landscaping be revised per the comments and that a coping be put on the sign. The motion was <br />seconded by T. Liggett, and unanimously approved. <br />Mr. Cooper presented the renderings of the individual unit signs and explained that 16 inch high <br />letters in burgundy aluminum will be installed on the 32 inch, tan sign band with 8 inches left above <br />and below the letters. This build'mg has 13 bays and 13 Lorain Road addresses so they intend to <br />install the high and the low addresses on either side of.the building on the top corners; these 12 <br />inch letters will be installed on the dark brick and will match the color of the light band. There are <br />3 inch white vinyl addresses on the door of each bay showing the individual tenant addresses. The <br />tenants could put their names on the door if they wish, but they will probably prefex to just put it <br />on the sign band. Mr. Yager suggested that the addresses on the end could be in the gold to tie to <br />match the ground sign.
