remove the excess building wall signs to bring the property into compliance with the present
sign code. .
Mr. Fox, representing Tuffy Muffler, and Mr. Woost, sign contractor, presented request to replace
the existing pole sign with a ground sign. Mr. Woost explained that the sign will be placed on two
poles in the grassy area, which is approximately where the pole sign is located. This is in line with
what the city will be requiring in 1998. Mr. Woost would like the variance to be permanent so they
will not have to return in 1998. They will be removing the excess wall signs so they will be in
conformance. A letter was sent by a neighbor stating that she had no objection to the request.
7. Maloney moved to grant the request of Tuffy Mu$ler, 28256 Lorain Road, for a variance to '
install ground sign in the 35 foot triangle and less than 25 feet from the side property line, as the
sign will be only 15 feet from the property line. Violation of Ord. 90-125, Section 1163.12
(B).With the notation that the proposed total business signage use of 50.4 square feet is predicated
on the fact that Tuffy is requesting a variance on the new ground sign. If approved they will
voluntarily remove the excess building wall signs to bring the property into compliance with the
present sign code. It is to be stipulated that these signs are to be exempt from Section 1163.26. The
motion was seconded by W. Purper, and unanimously approved. Variance granted.
3. Ron Clarke, 6140 Stafford Drive
Request for variance (1123.12).
Request a 20.2 square foot variance for shed in excess of 2% of the rear yard area.
Violation of Ord. 90-125, Section 1135.02 (d)(1)
Chaixman Gomersall called all interested parties before the board. The oath was administered to Mr.
Clarke. The location conforms to code. The members had no objection to the request.
T. Koberna moved to grant the request of Ron Clarke, 6140 Stafford Drive for a 20.2 square foot
variance for shed in excess of 2% ofthe rear yard area. Violation of Ord. 90-125, Section 1135.02
(d)(1). The motion was seconded by W. Purper, and unanimously approved. Variauce granted.
4. Robert Gilchrist. 23774 Mastick Road
Request for variance (1123.12).
Request variance to operate a business out of a residential d.istrict and a variance to have a 550 foot
long stone access drive rather than a concrete or bituminous drive. Violation of Ord. 90-125,
Section(s) 1135.02 (bl, b3, b4 andb6) and 1161.11 (a).
Note: Weather permitting, present refuse must be cleaned up. Cha' an Gomersall called all interested parties before the board. The oath was administered to Mr.
Malloy, Sr., and Mr. Malloy, Jr. representing the owner, Mr. Cazaffi, representing the Board of
Health, Councilman McKay and to adjacent residents. Ms. Bowman, Mr. Burneson, Ms. Reznicek,
Mr. Geiger and Ms. Lynn. Chairman Gomersall advised that there is a letter from a neighbor voicing
objection since this is incompattble with the land use. Mr. Malloy advised that this is property
owned by his fa.ther-in-law and the area in the back was used for composting. It was clarified that
this is vacant property. They use the compost for their landscaping.business, but there will be no
equipment stored on the property. The request for the gravel drive is temporary and they do plan to
pave it eventually. There is a lot of material back there now which they plan to move when the
weather breaks. He estimated that the pile is under 100 cubic yards, they plan to turn it around on a
monthly basis. He claiified that they would continue to bring in more. Mr. Caraffi, from the Board
