ARCHITECTUR.AL BOARD OF REVIEW OCTOBER 6, 1986 PAGE 2
revised to appear as two building rather than one, some of the colors have
been rearranged. The colors are Benjamin Moor'e numbers ST27, ST26, PR1,
CB20, and CB21 (two shades of orange, two shades of beige, and a brownish
burgandy) all of which were approved originally. Mr. Pattison questioned if
trucks must b ack in and out of the property, and was advised this could
happen in some cases. Mr. Pattison made several suggestions: two openings
(last one before Country Club Blvd. and the third one from Country Club)
could possibly be made narrower, the perpendicular landscape strip at
entrance for new loading dock could be eliminated to provide passage
between the two loading areas; and a screen wall could be installed behind
landsnaped buffer in front of the smaller of the two additions. J. Britton
moved to accept the plans for this as long as the suggestions on decreasing
the curb cuts in these areas are carried through, as well as the double
screening and the wall adjacent to the one area is put up (screen wall ap-
proximately 60' long parallel to the loading dock at the southerly addition)
and that an access way between the two loading areas be considered, seconded
by M. Case. Roll ca11 on motion: Britton and Case, Yes. Mr. Pattison
abstained. Mr. Carlisle stated that the curb cut closest to Country Club
B1vd. seems large and reducing it would not appear to be a problem, however
reducing the other cut (behind the smaller addition) might make it too
sma11.
2) D. 0. Summers, 28210 Lorain Road
Proposal to alter former gas station to dry cleaning store with drive
through window.
Mr. Kluchin, architect, and Mr. Goldberg, owner, presented plans to renovate
former gas station to dry cleaning store. Canopy which will be added over
the drive through window will match the existing roof on the building. The
original stone work will remain as is, building will be sided in gray vinyl,
trimmed with gray cedar and window frames will be mill finished aluminium.
Mr. Brown and Mrs. Reagan, neighbors, have no problem with the proposal but
would like the existing chain link fence which has slats replaced with a wood
fence. The developer had planned to replace the old white slats with green
or brown which would not be as noticeable. After some discussion, the
developers agreed to check into replacing the fence with a wood fence.
Mr. Pattison questioned if all 17 parking spaces shown on the plans were
required and suggested that,if not, they removed additional asphalt and
install more green area. D. Pattison moved to accept these plans and this
design relative to the material and colors that are shown, and in terms of
the site planning issues, the owner has advised that they are looking into
the possibility of switching the existing chain link fence to a wood board
on board fence which was a request of the neighboring residents and that
this Board would definitely recommend that change as desirable, but no.t
necessary for our approval and that Planning Commission be advised that
there are excessive parking spaces and that they may wish to re-study
this wil the possibility of eliminating additional black top and picking
up additional landscaping at their discreation, seconded by J. Britton,
and unanimously approved.
IV. OLD BUSINESS: (heard at this point)
Regarding the Fretters store on Brookpark Extension and Sparky Lane, Mr.
Pattison commented that after the last meeting, the Building Commissioner
