Roll <br />call on motion: Ebin, Britton, and Pattison, Yes. Mrs. Case, No. Motion <br />passed, <br />(Old Business was continued later in the meeting) <br />1) Aetna Door Co., 31546 Lorain Rd, <br />Proposal to construct building in Limited Industrial Area. <br />(Variance granted by Board of Zoning Appeals June 4, 1986) <br />Mr. Cancilla presented color elevation of the first building and explained <br />that rear building wi11 be 4' lower and directly behind this structure and <br />will not be visible. Building is prefabed with a brown brick front, metal <br />mansard will be a light beige and brown; pedestrian doors will be dark <br />bronze, widow.frames wi11 be the same, overhead garage doors will be a <br />dark brown. No mechanical equipment is shown on plans, and Mr. Cancilla <br />stated that there probably would be none on the roof. If they do decide <br />to install roof top units, they must return to the Board. Mr. Pattison <br />would like the two parking spaces (9 & 10) in the front set back elimin- <br />ated, but Mr. Cancilla explained these were customer spaces. It was then <br />suggested that these should be designated as customer spaces. Mr. Pattison <br />also suggested that some protection be provided for'tHe building and'load- <br />ing docks-from'trucks. He also suggested that the end panels of the upper <br />sec'tion of the tiuilding be the dark brown which wi11 minimize the overhead <br />doors. The Board agrees that the landscaping is sparce and suggested that <br />additional landscaping,_possibly iricluding some mounding., be presented to <br />the:Planning Commission. S. Ebin moved to approve the plans as submitted <br />with the provision that the end walls have a dark brown metal siding; and <br />that we understand that no mechanical equipment will be on the roof, if <br />such should occur, it shall be properly screened and submitted to this <br />Board, and with the suggestion that some additional landscaping be intro- <br />duced into the front lawn area and suggest some mounding and berming, seconded by D. Pattison, and unanimously approved. <br />2) Hennie HomesP property located west of John Knox Church (25200 Lorain Rd.) <br />and east of proposed relocated S.R. 252. <br />Review of retaining wall and revised plans. (Previously heard by Architec- <br />tural Board of Review August 21, 1985)(Variance granted by Board of Zoning <br />Appeals May 7, 1986)(Now referred by Planning Commission June lU, 1986). <br />Mr. Bender, architect, and Mr. Zwick, engineer, presented plans for the <br />proposed. retaining wall as required by the Planning Commission (building <br />had been approved by the Architectural Board on August 21, 1985). Mr. <br />Bender explained that in order to meet the ;;grade of S.R. 252, it was <br />necessary to install the retaining wall which will extend 50' in front of <br />the building (building will be set back 125' from the center line of Lorain <br />Road). The wall will be concrete faced with brick and will match the <br />building and will slope from 3' high down to grade. Building elevation <br />will be somewhat higher than originally proposed. Mr. Ebin stated that <br />the brick faced wa11 will be as attractive as it could be. Mr. Zwick <br />advised that this plan, will improve the drainage on the adjacent John <br />Knox property. This was expla'ined to members of the John Knox Congregation <br />who were present. They stated several concerns: the drainage plan as pro- <br />posed would not be sufficient (drainage now goes toward the Hennie Homes <br />property); the appearance of the building will detract from the church
