ROLL CALL: <br />Chairman Burns called the meeting to order at 8:15 p.m. <br />Present: R. Bierman, B. Gorris, E. Traczyk, J. Wixted, J. Brown, and J. Burns. <br />Mr. Morgan arrived at 8:25 p.m. <br />Also Present: Assistant Law birector J. Dubelko, Building Commissioner <br />S. Spino, and Recording Secretary B. Oring. <br />II. REVIEW AD1D CORRECTION OF MIi1UTES : <br />J. Wixted corrected the Minutes of Nlay 27, 1986, on Page 2, line 14 should <br />read "....that board, and also with an understanding that the two lots will be" <br />B. Gorris moved to approve the Minutes of May 27th as corrected, seconded by <br />J. Wixted, and unanimously approved. <br />III. BUILDI?1G DEPARTMENT REQUESTS : <br />1) Hennie Homes, property located west of John Knox Church (25200 Lorain Rd.) <br />and east of proposed relocated S.R.252. <br />Proposal to construct retail building. (Variance granted by Board of <br />Zoning Appeals May 7, 1986)(Proposal denied by Planning Commission September <br />24, 1985) (Heard by Architectural Board of Review August 21, 1985) <br />F. Moss, attorney, A. Bender, architect, and P. Zwick, engineer, repre- <br />sented Hennie Homes. Mr. Moss advised that the State of Ohio has with- <br />drawn their objections to the proposal since the developer has met their <br />conditions: An extra five feet has been allowed for right of way, and the <br />grade of the property now meets the grade of the proposed relocated S.R. <br />252. Mr. Moss read a copy of a letter sent to City Engineer Schaller <br />which reads: "We are in receipt of a revised plan (dated January 9, 1986) <br />received from your office on January 17, 1986 for the proposed construc- <br />ti:on of a retail building at the NEQ of SR 10 (Lorain Road) and relocated <br />SR 252 (Columbia Road) in the City of Ilorth Olmsted. The concerns noted <br />in our previous letter dated October 21, 1985 have been adequately address- <br />ed by Hennie Homes Consultant and we have no objections to the plan as <br />it affects future relocated SR 252 thru this area./The opportunity to <br />comment on the enclosed plan is appreciated./Yours very truly/Martin A. <br />Gallito, P.E./Deputy Director/Richard J. Barnick, P.E./Planning & Design <br />Engineer." This letter was submitted to the Board of Zoning Appeals and <br />subsequently a 20 foot variance has been granted from the 50' set back <br />off SR 252 (50' set back was determined by the Law Department). Variance <br />had lieen granted with the condition that the variance is predicated upon <br />the approval by Planning Coffinission and the Safety Department. Assis- <br />tant Law Director Dubelko advised that the Commission cannot deny the <br />proposal on the basis of the variance, but the Board has allowed Planning <br />Commission and the Safety Department to set the conditions for that
