PLANNING COMMISSION OCTOBER 28, 1986 PAGE 2 <br />existing driveways, that driveway to be located north of the existing <br />driveway located closest to Lorain Road and being a central driveway <br />for entrance and egress to the property as requested by the Safety <br />Department in a letter to Planning Commission of October 28, 1986, <br />seconded by R. Bierman. Roll call on motion: Morgan, Bierman, Gorris, <br />and Brown, Yes. Mr. Burns, No. Motion carried. <br />2) Rompts Dairy Queen Brazier, 24579 Lorain Rd. <br />Proposal to construct atrium on front and drive through facility on <br />side of existing building. (Variances granted for front set back by <br />Board of Zoning Appeals on November 1, 1967 and on October 1, 1986). <br />Mro Korte, contractor, and Mr. Romp, owner, presented color rendering <br />of proposal for 8 foot atrium on front and 5 foot addition on the side <br />for a drive through area; no-additional seats will be added; traffic <br />islands will separate.drive through traffic from parking lot traffic; <br />menu. board wi11 be at rear of store. Bui.lding Commissioner Spino <br />stated that they were loosing about 6 parking spaces, but since he <br />liad only tieen told that there were cross easements for parking on the <br />property, he had not actually verified the parking requirements. <br />He believed that the parking would be more than adequate. Plans state <br />"new dining area", but Mr. Romp stated that they are not adding seats <br />and that they have reduced the seating capacity since the- building <br />and parking were first approved; but since they will be re-striping. <br />the lot, they will not be loosing any spaces.with this construction. <br />Mr. Gorris advised that when tlie property was subdivided it was stated <br />that it was their intent to have shared parking (this should be re- <br />flected in the minutes) and requested the Building Commissioner to <br />double check the parking. In reference to another matter it had been <br />established that there were 220 parking spaces and that according to <br />code 184 are required. Mr. Korte stated their count shows 254 spaces. <br />R: Bierman.moved to foYward proposal to the Arehitectural Board of <br />Review and request that the Building Commissioner have the exact <br />number of parking spaces available for this construction at the next <br />meeting and also to refer to the Safety Department, seconded by J. <br />Brown, and unanimously approved. <br />3) Crestmont Corporation, 27000 Lorain Rd. <br />Proposal to install 7' chain link fence with barbed wire on top. <br />No representative was present, proposal was heard at the end of this <br />section. <br />4) Barton Woods Condominium 5570 Barton Rd. <br />Proposal to.remove fence required by Council January 7, 1975a Area <br />now fenced by existing landscaping. <br />Chairman Burns read Council minutes of January 7, 1975 which required <br />the installation of a solid wood fence, 4 feet high, and a 20 foot <br />setback of the driveway from the residential property as conditions <br />of approval. Mrs. Takacs, representing the Condominium Association, <br />stated that the fence had b ecome a maintainance prob lem and they had <br />planted a row of evergreen trees to be a screen between their property <br />, .. <br />? - <br />? <br />_ -?
