a , <br />CITY OF NORTH OLMSTED <br />PLANNING COMMISSION <br />MINUTES - MAY 13, 1986 <br />I. ROLL CALL: <br />Chairman Burns called the meeting to order at 8:05 p.m. <br />Present: R. Bierman, B. Gorris, T. Morgan, E. Traczyk, J. Brown, and J. Burns <br />Absent: J. Wixted <br />Also Present: Assistant Law Director J. Dubelko, City Engineer J. Schaller, <br />Building Commissioner S. Spino, Councilwoman J. Saringer, and <br />Recording Secretary B. Oring. <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The Minutes of April 22 and April 29, 1986 were deferred. <br />III. BUILDING DEPARTMENT REQUESTS: <br />1) Expresso, west of Rad-Air (24260 Lorain Rd.) <br />Proposal to build kiosk for drive-thru doughnut and coffee shop. <br />(Tabled at April. 22, 1985 meeting) <br />Parking conforms to codem Revised plans show one driveway. Sign as <br />shown on plans appears to be on the top of the roof which does not con- <br />form to code. Mr. Solomon, the owner, was advised that he could request <br />a variance, but stated that he can re-design the roof so that the sign <br />is an integral part of the roof, similar to a Pizza Hut, so that no <br />variance would be required. T. Morgan moved that the proposal to build <br />a kiosk for a drive-thru doughnut and coffee shop, Expresso, located <br />west of 24260 Lorain Road on the Rad Air property,be approved with the <br />recommendations of the Architectural Board of Review, incorporating the <br />site plan which shows one entrance and exit on the eastern edge of the <br />property and the landscaping extending to the western property line <br />(an additional two spaces);and that the sign a? shown on the gable of <br />the building will be removed and lowered into,and become part of the <br />architectural design of the roof itself, seconded by R. Bierman, and <br />unanimously approved. City Engineer Schaller advised that if area is <br />all ready paved no additional retention would be required. <br />Chairman Burns advised that the DiBenedetto Resubdivision had been withdrawn <br />at the developer's request. <br />2) Great Northern Technology Park II, south side of Country Club Blvd. <br />Proposal to construct second office building as originally shown on <br />Master Plan. <br />Mr. Carlisle of Biskind Development explained that the 72,000 square <br />foot building is identical to the first building and that 288 standard <br />size parking spaces are provided. He reminded the Commission that when <br />a variance was granted for smaller size parking spaces to be installed <br />at the Technology Park I site, he had agreed to submit studies, after
