<br />Dear Mr. Gundy:
<br />This letter will confirm that our request to lease an area to Angelo Petitti for the
<br />operation of a nursery within the parking lot at the above-referenced store has been
<br />placed upon the North Olmsted Planning Commission agenda for its regular meeting
<br />scheduled at 8:00 p.m. on Tuesday, January 8, 1985. In accordance with our conversation,
<br />you have received a site.plan indicating the 120' X 275' area (33,000 sq. ft.) within
<br />which we propose to place a Petitti Nursery; 9,600 sq. ft. of permanent, year round,
<br />nursery space and 23,400 sq. ft. of area which will be used only during the months of
<br />April through October, the planting and growing seasons ar during the months of November
<br />through February, the 23,400 sq. ft. area, contajning 66 parking spaces, will be open
<br />for Gold Circle customer parking, leaving only the 9,600 sq. ft. year round nursery
<br />area in existence. The only use that Mr. Petitti will make of that area during this
<br />time period will be for the sale of Christmas trees during the month of December. The
<br />ability to add and delete the 23,400 sq. ft, area necessary to Mr. Petitti during the
<br />planting and growing season will be accomplished by the installation of a removable
<br />chain link fence and a temporary, movable building.
<br />We currently lease space to Mr. Petitti at several other stores, and we have been very
<br />satisfied with his operations and his performance. Mr. Petitti understands that we
<br />expect a neat, clean, and well-planned operation in our parking area because it is
<br />irrmediately visible to Gold Circle customers upon entering our site, and it makes an
<br />important first impression for our entir.e operation. As you know, Gold Circle has
<br />endeavored to run and operate a well-maintained and attractive store in North Olmsted,
<br />and additional money was spent by Gold Circle in the construction of the building in
<br />order to create a very attractive store. Gold Circle has an important stake in its
<br />business operation and in the community, and that is why we would only consider placing
<br />a tenant such as Mr. Petitti in.our parking area in order to ensure very high maintenance
<br />and neatness standards.
<br />As you can see from the plans previously submitted, a temporary building will be
<br />constructed, and it will be possible to move it in the permanent area during the winter
<br />months. A photograph of a temporary building at another Petitti Nursery will be presented
<br />,for inspection by the members of the P1anning Commission at the hearing so they may
